- About the developer
HIVE 6 October is a commercial, administrative and medical project by EGYDEV, announced by the company on 4 May 2025 at an event for its real estate marketing partners in Sheikh Zayed and 6th of October. It is in the Second Tourist District of 6th of October City, near the Dahshur Link, an area the market counts as part of the northern expansions. It sits on 5,100 square metres and has 110 units made up of shops, offices and clinics. If you are looking for a small commercial or administrative unit in this area, this page sets out what the developer has actually announced and what it has not yet announced, as of October 2026.
About HIVE
Eng. Ahmed Lotfy, Vice Chairman and Managing Director of EGYDEV, described the project at the launch as commercial, administrative and medical. The company said the launch targets sales above EGP 750 million. EGYDEV announces “its newest mixed-use project, HIVE”, with architectural renderings of the facades and the inner plaza.
The project is two buildings joined by an overhead bridge, with an open plaza between them at ground level. The renderings show shops on the outer facade, and restaurants and seating on the terraces of the upper floors. The consulting engineering office Fusion Form handled all architectural and engineering design.
Location of HIVE
The project is in 6th of October near the Dahshur Link, within the Second Tourist District. The area brings together shops, offices and medical centres along the main axes between the Dahshur Link and the Gamal Abdel Nasser Axis, and it is easy to reach for residents of the northern expansions and Sheikh Zayed. To see the other projects in the city, browse 6th of October projects. The company has not published exact coordinates or official travel times to the nearest axes. We will send you the map location when you get in touch.
Unit sizes and types
The project covers 5,100 square metres and has 110 units split between retail shops, administrative offices and medical clinics. The company has not yet published unit sizes, how units are spread across the floors, or the built-up area of the buildings, and we do not state here any figure that is not in its announcements.
What we know from the announcement and the renderings:
- Retail shops with glass frontages on the ground floor facing the street.
- Administrative offices on the upper floors.
- Clinics and medical units, as part of the three announced uses.
- An open plaza between the two buildings and an overhead bridge joining them.
- Car parking shown in one of the published renderings.
HIVE prices
As of October 2026, EGYDEV has not announced unit prices in its official statements or on its website, and we found no price list published for the project. We therefore do not write a price we have not verified, and we get you the updated price list for shops, offices and clinics directly when you ask. Commercial unit prices in this area vary by floor, frontage and size, and a ground-floor shop on the frontage is priced at several times an office on the upper floors.
As a market reference, not for HIVE itself: Zada announced its Lake Yard project on 31 December 2024, on a 4,000 square metre plot in the northern expansions between the Gamal Abdel Nasser Axis and the Boulevard. It offered ground-floor and first-floor shops at about EGP 110,000 per metre and third-floor administrative offices at about EGP 65,000 per metre, with a 10% down payment and up to ten years to pay with no interest. That is a different project with an earlier date, and it does not mean HIVE is priced the same, but it gives you an idea of the level of competition and the gap between floors. You can see the Lake Yard Mall page for comparison.
Payment plans and construction timeline
The developer has not announced a reservation down payment or an installment period. On the timeline, the company announced that the project will be built and delivered in full within three years of the launch in May 2025, which puts delivery at around 2028. That date is our own calculation from this promise and not a contractual date. We advise fixing the delivery date, the late-delivery penalty and the year it is counted from in the contract, and finding out the finishing level the units are handed over in.
The developer: EGYDEV
The developer is EGYDEV, one of the leading real estate companies in west Cairo, including Sheikh Zayed and 6th of October. Its head office is in Al Nada Center in the Second District of Sheikh Zayed. The company lists residential and commercial projects on its website: Al Nada compound, Al Worood compound, Azalea, Al Nada Center, The Axis, West Park, Cure Clinics and HIVE. It also says it is studying a residential project in Sphinx City in coordination with the New Urban Communities Authority, a residential and hotel project on the North Coast, and a commercial, administrative and medical project in New Zayed.
Services and facilities
The company has not published a detailed list of facilities. What has been announced so far through the renderings and the launch is the following:
- An open plaza between the two buildings that works as a gathering space with restaurants and cafes.
- Upper terraces with seating and open walkways.
- An overhead bridge between the two buildings.
- Car parking.
We ask the developer to confirm the number of parking spaces and their ratio to the units, which is one of the most important factors for any commercial and medical project.
Who a project like HIVE suits
Small units in mid-sized commercial and medical projects, like this one with only 110 units, suit three kinds of buyer: the doctor who wants a clinic close to residents of the northern expansions and Sheikh Zayed, the small business owner who wants a shop on an open frontage with an inner plaza, and the investor who spreads a budget across one or two units instead of one large residential unit. It does not suit someone who needs delivery soon, because the project is at an early stage and the announced build period is three years.
How to buy a commercial or medical unit carefully
Commercial and medical units differ from apartments. These are the main points we go through with you before you reserve in any project like HIVE:
- Licensing: is the unit licensed for the medical, administrative or commercial activity you want?
- Management and operation: who will run the project, lease the spaces and keep the mix of businesses varied?
- Parking: how many spaces per unit, and are they free?
- Finishing: what is the finishing level at handover, and what will you need to do to fit out your business?
- Returns: nobody guarantees a rental return, and any figure a seller gives is an estimate, not a commitment.
Why buy with West Capital
