ONE33 6 October

ONE33 is an integrated residential project on 133 feddans, developed by Arkan Palm Developments, part of Badreldin Group. It was officially announced on 28 November 2023, and construction on the ground began on 26 June 2024. In 2025 and 2026 it entered a new stage with the launch of “The Sage”, the townhouse and villa collection inside the compound, after sales were initially limited to apartments and duplexes. The project is near the Dahshur Link and the 26th of July Corridor, and is counted among the Northern Expansions of 6th of October. All figures here are as of October 2026.

About ONE33

Badreldin Developments announced the project on 28 November 2023. At that point it included about 160 buildings of three to four floors, with 20 to 25 units per building. On 26 June 2024 the company celebrated the start of construction. The master plan drawn up by the Ehaf office describes a community of buildings with a ground floor plus three or four floors, at a density below 24 units per feddan, with 8 meters between each group of buildings and the next.

The latest addition to the project is The Sage stage for townhouses and villas, which appeared in October 2025 and is now a new phase being prepared. The project is divided into a first phase, a second phase and The Sage, so always ask which phase a specific unit belongs to.

ONE33 Location

The project is near the Dahshur Road and the 26th of July Corridor, an area between Sheikh Zayed and west 6th of October City. It lies in Sheikh Zayed and is classed among the Northern Expansions of 6th of October City. That is why we list it here with the Northern Expansions projects. We advise relying on the coordinates and travel times from the developer rather than the name of the area, because the boundary between Sheikh Zayed and the Northern Expansions overlaps in everyday usage.

Unit Sizes and Types

The project covers 133 feddans, and more than 70% of it is devoted to green spaces, walkways and common areas. The company elsewhere cites 80% open space. The plan includes two commercial and leisure areas with a total of 47,000 square meters.

The announced unit types:

• Apartments and duplexes: the 2023 launch announced sizes from 85 to 220 square meters. Apartments of 130 to 210 square meters were reported in July 2026, and we offer studios from 30 to 38 meters, two-bedroom apartments between 134 and 144 meters and three-bedroom apartments between 154 and 194 meters.
• The Sage townhouses: 180 to 200 square meters.
• The Sage villas: 240 square meters and above.

Apartment and duplex sizes start from 85 square meters in the launch announcement, and a smaller figure appears for studios, so always ask for the actual area from the unit’s working drawing.

ONE33 Prices

The developer does not publish a price list, and the figures in circulation vary. Apartment prices start from EGP 4.4 million (EGP 4,445,705 as the launch price), while undated listings show between EGP 5.6 and 7 million for larger or newer units. For The Sage, townhouses run between EGP 16 and 17.5 million and villas between EGP 23 and 24 million as of February 2026, and the new phase starts from EGP 16 million as of July 2026.

Payment Plans and Timeline

The new phase is offered with a 5% down payment and installments up to 9 years as of July 2026. We offer three options: a 5% down payment over 8 years, a 10% down payment over 7 years, or a 15% down payment over 6 years. The option available varies by unit, phase and booking date.

On handover: delivery of the first phase is in 2028, four years after contracting, and structural execution in the first phase stood at 38% at that time. Rely on what is written in the contract and not on the dates in circulation.

The Developer: Arkan Palm and Badreldin

Arkan Palm Developments is the development arm that markets ONE33 under its own name, and it is one of the Badreldin Group companies. The project is linked to Badreldin Developments, which is behind the neighboring Kayan 6 October compound in the Northern Expansions.
