- About the developer
Mall of Egypt 6th of October is one of the largest shopping and entertainment centers in west Cairo. It sits on the Oasis Road in 6th of October City, is owned and run by Majid Al Futtaim Group, and opened in March 2017. It is an operating mall, not a real estate project for sale, so we present it here as an information guide and as a yardstick for commercial demand in west Cairo, as of the last update in October 2026, and we point out where figures differ by phase.
About Mall of Egypt
Mall of Egypt is Majid Al Futtaim’s first regional mall in Egypt, which the company describes as the cornerstone of its investments in North Africa. The mall offers a mix of shopping and entertainment under one roof: fashion, lifestyle, electronics and furniture stores, restaurants and cafes, cinemas, and an indoor ski slope. The project cost AED 2.6 billion, about USD 722 million, estimated at roughly EGP 6 billion. The difference comes from the exchange rate and the date of the figure, not from a real contradiction.
Mall of Egypt location
The mall is in 6th of October City on the Oasis Road, on the western growth axis of Greater Cairo, about 32 kilometers west of central Cairo. A large number of modern compounds nearby rely on it as their main shopping center. Clients often ask about the distance between Mall of Egypt and Mall of Arabia. Mall of Arabia is on the 26th of July Axis at the boundary between 6th of October and Sheikh Zayed, while Mall of Egypt is on the Oasis Road. The distance and driving time vary with the starting point and traffic, and it is most accurate to measure them on Google Maps at the time of the trip. To compare with other malls in the area, see Junction Mall Majid Al Futtaim October, Mehwar Plaza Mall 6th of October and Prime Plaza Mall 6th of October.
Areas and components
Technical figures vary by phase and unit type. The main ones are:
- Total leasable area: 165,000 square meters, and 162,500 square meters on the page of the building contractor, Orascom.
- Number of stores: more than 600 stores and services, with 380 retail outlets in one description and more than 400 shops in another, a spread that reflects the date of the figure and what is counted.
- Parking: 6,500 spaces.
- Ski Egypt: the first indoor ski slope in Africa, modeled on Ski Dubai in Mall of the Emirates.
- Cinema: Vox Cinemas with 21 screens, including a 4DX screen, an IMAX screen, four Gold screens and two kids’ screens, while Orascom lists 17 screens.
- Magic Planet for family entertainment, Carrefour, and more than 50 restaurants and cafes and an outdoor plaza.
Prices and investment
There are no sale prices at Mall of Egypt. The mall is owned by Majid Al Futtaim and its units are leased to major brands on direct leases with the company. Those who want to invest in this commercial demand usually turn to neighboring projects that benefit from the population density and visitors on the west Cairo axes, namely new malls, commercial complexes and October compounds. This is where our team comes in, comparing offers on price, down payment and delivery date, and identifying the unit that fits your activity.
Payment plans in nearby projects
Payment plans vary across October malls and compounds. Some offer a small down payment and long installments, while others ask for a higher down payment and shorter installments. A single plan cannot be generalized across the area, so for each project we show you its announced plan as of the latest update, and explain what the developer announces officially.
The developer: Majid Al Futtaim
Majid Al Futtaim Group owns and runs the mall. It is an Emirati group that operates malls, communities and retail across the region, and Mall of Egypt is the second “Mall of” branded mall after Mall of the Emirates in Dubai. The project was built by a partnership of Orascom Construction and Besix. The group has another project in the area, Junction October.

How we use Mall of Egypt’s presence when you buy
A mall the size of Mall of Egypt raises the appeal of the surrounding Oasis Road area for residents and tenants, and supports demand for nearby commercial and residential units. We therefore measure every project in the area by its travel time to the mall, by how complete its infrastructure is, and by the developer’s delivery record, before we suggest a unit to you. If you are looking for a nearby commercial or administrative unit, write to us with your budget and activity and we will reply with real options currently available.
Ski Egypt and Vox Cinemas: what draws visitors
Ski Egypt is the best-known attraction in the mall. It is the first indoor ski slope on the African continent and offers a snow experience in an enclosed, air-conditioned space. The cinema has 21 screens seating 2,473, including one 4DX screen, four Gold screens, an IMAX screen, two kids’ screens and 13 regular screens, while the contractor’s page lists 17 screens at handover, which is why we do not fix one number without stating where it comes from. These entertainment components are what turn the mall into a daily family destination and not only a shopping center. That is why visitor numbers are high and the surrounding area has become an attractive market for housing-related activities. Majid Al Futtaim notes that the project is part of an investment strategy in Egypt worth AED 5.1 billion, reflecting a long-term commitment to the local market and reassuring investors near the mall.
What the numbers mean for an investor in October
The announced investment cost (AED 2.6 billion) and the size of the leasable area point to a very large operation, but what matters to the ordinary buyer is the effect on local demand. An area with a regional mall usually enjoys higher occupancy rates for nearby commercial and administrative units, and better residential rental prospects. Even so, closeness to the mall alone does not guarantee a return. It depends on the unit’s position within its own project, how ready the roads and services around it are, and the developer’s delivery record.
