- About the developer
Mercado Mall Shorouk is a commercial project developed by Aswaq Developments in the Second District West of El Shorouk City on 3,400 square meters. The project is entirely commercial. Shop prices start from EGP 2.25 million with a 35% down payment and installments over up to 6 years, one of five payment plans (September 2024 figures), with immediate handover possible. As of October 2026, current prices need to be confirmed.
About Mercado Mall Shorouk
The design takes the shape of the letter “M”, made of three main connected buildings, with facades combining colored reflective glass and clear glass, along with artificial trees and green spaces. The buildings occupy only 40% of the plot. The mall has a basement for parking, another for the hypermarket, a ground floor and two upper floors, and the number of floors varies from building to building: some have two upper floors and some have four.
The mall targets residents of the surrounding neighborhoods in El Shorouk. It is a commercial project for everyday use more than a destination for visitors, and it relies on its position opposite a school and a bank and on the density of the surrounding population.
Mercado Mall Shorouk Location
The mall is in the Second District West of El Shorouk City, directly opposite the Japanese School and Banque du Caire. It is near El Nahda Square and Shorouk Central Hospital. Drivers reach it via the Sadat Road, it is one minute from the Youth Road, and Mostakbal City is about 15 minutes away. These details show how well it fits into the city’s residential fabric, but you should time the drive yourself since they are estimates.
Unit Sizes and Types
The units are commercial only, and sizes start as follows:
- Ground-floor shops: from 25 square meters, with outdoor areas starting from 17 meters.
- First-floor units: from 25 square meters.
- Second-floor shops: from 30 square meters.
Resale listings show units between about 28 and 66 meters. The mall devotes a whole floor to a hypermarket, which supports daily traffic for the other shops.
Mercado Mall Shorouk Prices
First-floor shop prices start from EGP 2.25 million, second-floor from EGP 2.37 million and ground-floor from EGP 4.43 million, with the published price dated 30 September 2024. Because those figures are more than a year old, resale prices today have risen: listings show units between roughly EGP 3.3 and 7.1 million depending on size and floor. These are owners’ prices and not the developer’s, so we show you the current prices of the available units before any decision.
Payment Plans
Five plans are offered, the best known being a 35% down payment with installments over up to 6 years, in unequal payments:
- 20% down payment with the balance over two years.
- 30% down payment with the balance over 3 years.
- 40% down payment with the balance over 4 years.
- 50% down payment with the balance over 5 years.
- 35% down payment with the balance over 6 years.
All customers can take their units immediately, with the project expected to be fully operating within months. Ask about the unit’s condition and the current handover period before you pay.
The Developer
The developer is Aswaq Developments, founded in 2019 with more than 20 years of experience in real estate, and it works with international design firms. Its earlier projects include Arena Mall Shorouk, Solaria Mall and City Club Mall in El Shorouk.
Services and Amenities
The mall includes:
- A spacious car park and a hypermarket occupying a full floor.
- Security systems, surveillance cameras, round-the-clock security teams and electronic entrances.
- Elevators and escalators, free internet for the units and fire-fighting systems.
- Restaurants and cafes, green spaces, outdoor seating, and leisure and play areas for children.
- ATMs, cleaning services, regular maintenance and reception offices.
Who Is Mercado Mall For?
It suits owners of small shops (from 25 meters) and local brands looking for a spot inside a residential district, buyers who prefer to enter with a 35% down payment and installments of up to 6 years, and investors who want a unit that is ready or close to ready for rent. It is less suitable for anyone who wants a medical clinic or an administrative office, because the units are commercial only.
What to Check Before Buying a Shop at Mercado
- The floor: a ground-floor shop costs roughly double the upper-floor shops in the published prices.
- The unit’s position within the M-shaped buildings and its distance from the hypermarket and the entrances.
- The current letting rate and the type of tenants, if the mall is operating.
- The payment plan recorded in the contract and the maintenance deposit.
- The resale price of the unit compared with the developer’s price.
A Worked Example of Prices and Payment
Dividing the published price by the minimum area shows a clear gap between floors. A ground-floor shop at EGP 4.43 million for 25 meters works out to about EGP 177,000 per meter, while a first-floor unit at EGP 2.25 million for 25 meters works out to about EGP 90,000 per meter. If you buy the latter on a 35% down payment plan, the down payment is about EGP 787,000 and the balance about EGP 1.46 million over 6 years. These are illustrative calculations on September 2024 figures and do not represent the current offer, but they help you see how the floor affects the price and estimate a fair price when comparing two offers on different floors of the same mall.
How the Hypermarket Affects Shop Traffic
Mercado devotes a whole floor to a hypermarket, a daily draw that can lift traffic for neighboring shops if a well-known chain is contracted and actually operating. So ask whether the hypermarket contract has been signed and when it opens, and how its entrance will connect with the shop entrances on the other floors, since a shop’s value depends on visitor flow and not on area alone. If you plan to let the shop for a food business, make sure the unit has ventilation and drainage provisions, which are among the items that raise fit-out costs after handover.
