Oro Compound New Administrative Capital is a residential compound under construction by Ava Mena Group (AMG) in partnership with Al Shams Housing and Development, on 38 feddans in the Seventh District (R7). Prices at Oro start from EGP 6.58 million (June 2026) and from EGP 7.8 million, with a 10% down payment and installments over up to 7 years in the first plan, plus longer plans with higher down payments, as of the last update in October 2026.
About Oro Compound New Administrative Capital
The compound is made up of 26 buildings, each with a ground level (basement/garage) and 7 residential floors, four units per floor, two entrances and two elevators. That works out to roughly 728 units, though the company has not announced an official unit count. The project is surrounded by a concrete wall and a wall of trees. The architectural style, which blends Arab and European design, was created by the engineering office of engineer Moharib Bakhoum.
The project is under construction, and ready-to-move-in semi-finished units are available as of October 2026. That means some buildings have reached advanced stages, but the units on offer differ from one building to another.

- The British University and the Swedish University: a few minutes away.
- The new Green River: close to the site.
- Mega Mall and Taj Tower: a short distance.
- New Administrative Capital Airport: about 30 minutes.

The developer
The developer is Ava Mena Group (AMG), founded in 1994 and owned by Ashraf Awad Naguib and Ehab Awad Naguib. It is building Oro in partnership with Al Shams Housing and Development, and we advise reviewing the company’s delivery record and checking construction progress yourself before booking.
Facilities and services
The announced facilities at Oro include:
- A medical building with clinics, a lab and a pharmacy.
- A commercial area with brands and restaurants.
- A 5,440 sqm leisure area for adults and children.
- A social and sports club with a gym, a spa and a multi-purpose court.
- Green spaces, swimming pools and artificial lakes.
- A nursery and a mosque.
- Round-the-clock security, surveillance cameras, parking and waste collection points under each building.
What do Oro’s plans offer the buyer?
Oro lets you choose your finishing level. You can take the unit semi-finished and fit it out yourself, or buy full finishing by adding its cost to the price. The buildings have only four units per floor with two entrances and two elevators, which means more privacy than in larger buildings. The three plans spread the balance over 5 to 10 years depending on the phase, with a 5% payment after one year in all plans.
Points worth asking about
- The difference between the published terms, which run from 5 to 7 years and from 8 to 10 years.
- The actual handover date for ready units, and whether they are registered and licensed.
- The cost and written specifications of full finishing.
- The garage and club fees, the maintenance deposit and when they are due.
Since Oro is in the Seventh District near the universities and the Green River, it may suit families and anyone investing in units with rental demand from workers and students.
When booking, it helps to ask about the floor and orientation, because ground-floor apartments with private gardens differ in price and use from upper-floor apartments, and the building’s position relative to the club and the 5,440 sqm leisure area can change the daily living experience. Ask the company to confirm the flooring, facades and elevators listed in the specifications so that the delivered unit does not differ from the offer.
