The project covers 59 feddans. Buildings take up only about 20% of it, and 80% is set aside for green areas and artificial lakes. Rare sits within Odyssia, a city of about 580 feddans in total, which gives residents a wider network of services and open space than a single compound could.

The master plan was designed by YBA Engineering Consultants. It is built around walking paths and jogging and cycling tracks that connect the gardens and lakes to the social club, so movement inside the project is pedestrian first.
