About The Wonder MarQ

The project is built on a “community within a community” idea. Instead of one large residential district, it is divided into smaller communities, each with its own character: Forest, centered on trees; Streams, crossed by water channels; and Lakes, overlooking the lakes. The master plan includes a commercial center of about 60 feddans, and buildings cover about 25% of the land, leaving 75% for green and water areas.

The facades take their cue from European mountain architecture, with pitched roofs, stone and timber. Units come fully finished, with air conditioning and basic appliances, which sets the project apart from many launches that are handed over semi-finished.

The compound sits in the Haptown area of Mostakbal City, on the Cairo-Ismailia Desert Road, about 3 minutes from the Mostakbal City gate. It is close to other projects in the area, such as Haptown Mostakbal City. The site connects to the Regional Ring Road and the main axes of Mostakbal City, which makes the Fifth Settlement and the New Administrative Capital easy to reach.

The developer has other projects in the area under similar names, including The MarQ Gardens and The Water MarQ in New Cairo, so make sure the unit you are negotiating belongs to the Mostakbal City project specifically.

Sizes and unit types

As of October 2026, units range across townhouses, twin houses and standalone villas:

• Wonder Villa (Forest community): 120 to 175 sqm.
• Absolute Villa (Streams community): 225 to 240 sqm.
• Signature Villa (Lakes community): 260 to 405 sqm.
• Exclusive Villa (Lakes community): 525 sqm.
• Three-bedroom townhouse: 200 to 250 sqm.
• Three-bedroom villas: 175 to 300 sqm.

Two- and three-bedroom apartments and garden duplexes are also available, but the developer has not announced their details, so ask us what is on offer before you book.

The differences between the three communities matter when you buy. Forest has the lowest prices and the smallest villas. Streams offers wider villas on water channels. Lakes targets the top of the range, with plots above 260 sqm and direct lake views. It is also worth checking where the unit sits within its community and how close it is to the central services and the commercial center before you book.

The Wonder MarQ prices and payment plans

Prices at The Wonder MarQ start from EGP 7.5 million at the launch price (October 2026). Starting prices vary widely by phase and unit type: they begin at EGP 12.3 million in some categories and at EGP 13.6 million for the Wonder Villa, at a price per meter starting from about EGP 113,000. We therefore use the following ranges as a guide:

• Wonder Villa (Forest): from EGP 13.6 million.
• Absolute Villa (Streams): from EGP 14.8 million.
• Signature Villa (Lakes): from EGP 37.19 million.
• Exclusive Villa (Lakes): from EGP 84.9 million.

Announced payment plans:

• 5% down payment and installments over up to 10 years.
• 10% down payment and installments over up to 12 years.
• Cash payment discount of up to 50%.
• Maintenance deposit of about 10% of the unit price.

Delivery is in 2029, with the set date in the third quarter of 2029 (August 2029). Prices change by community and phase, so ask us for the updated price list.

We advise reviewing the finishing and air conditioning delivered with the unit in the contract addendum. The announced prices assume full finishing, which explains the higher price per meter compared with core-and-shell projects in the same area.

The developer is The MarQ Communities, a development arm that builds integrated residential projects with distinctive designs and belongs to The Address Group. The company has projects in New Cairo such as The Water MarQ and The MarQ Gardens. The Wonder MarQ is its project in Mostakbal City, alongside another one under construction in the same area.
