Fifth Settlement compounds offer the widest price range in New Cairo today: from about EGP 2.8 to 3.5 million for small apartments in projects such as Liora Residence, Boutique Village and M Signature, to more than EGP 16 million for a townhouse in Solay. The down payment announced on our project pages starts from 5% (and with no down payment on some Lazura plans), with instalments of 6 to 10 years.

The cheapest Fifth Settlement compounds for small apartments
If your budget is under EGP 5 million, the options concentrate in three projects: Liora Residence by Sakina Residence Developments, with a contract price from EGP 2.8 million, a down payment from 10% and delivery in December 2028 (apartments from 146 sqm); Boutique Village by Modon, with apartments from EGP 3.15 million and studios from 70 sqm; and M Signature by Vantage, with a studio from EGP 3.5 million, a one-bedroom from EGP 4.4 million, instalments of up to 10 years and delivery within 30 months.
The Icon Residence adds apartments from EGP 4.55 million on plans of 10% over up to 6 years, 15% over 7 or 20% over 8, with a 10% discount on all plans under the announced offer, a 5% maintenance deposit and EGP 75,000 for the garage. Two-bedroom units at Lazura start from EGP 4.9 million and three-bedrooms from EGP 5.7 million.
Fifth Settlement compounds with the lowest down payment
- No down payment: Lazura offers a reservation with no down payment and instalments up to 6 years, reaching 10 years with a 40% down payment.
- 5% down payment: Avira Residence (5% over up to 7 years, reaching 10 years with a higher down payment), Yellow Residence (5% then 5% after 3 months with instalments up to 10 years), One Hyde Park, and N Residence with a 5% down payment and 8 years of instalments.
- 10% down payment: The most common, at Boutique Village, M Signature, The Icon, Dijar, The Square, Solay and Mountain View iCity.
Note: some projects add maintenance fees, such as Avira (8%), Yellow Residence (10% of the unit value) and The Icon (5%). These fees are usually paid on top of the down payment, so ask about them before contracting.
Fifth Settlement compounds with the longest instalments
The longest announced periods are 10 years at M Signature, Lazura, Avira, Yellow Residence and One Hyde Park, 8 years at Dijar, Solay, Boutique Village (with a 20% down payment) and Mountain View iCity, and 7 years at The Square and Palm Hills New Cairo, while Azad Views is limited to 5 years for apartments. The difference between 5 and 10 years is huge in the monthly instalment, so always compare at the same unit value.

A project by Modon with studios and apartments from 70 sqm up to 160 sqm for three bedrooms, and administrative units from 55 sqm priced from EGP 7,369,445. Apartments start from EGP 3,150,000, at a residential price per metre from EGP 45,000. Payment is 10% over 6 years, 15% over 7 or 20% over 8, among green spaces and artificial lakes.
M Signature compound
On 30 feddans, studios start from EGP 3.5 million, one-bedrooms from EGP 4.4 million and two-bedrooms from EGP 7 million, with areas from 90 sqm that can exceed 200 sqm. The payment plan is a 10% reservation with instalments up to 10 years, and handover is within 30 months of contracting.
Lazura compound
A small project on 9 feddans where two-bedroom apartments (from 107 sqm) start from EGP 4.9 million and three-bedrooms from EGP 5.7 million. The plan runs from a reservation with no down payment over 6 years, to 5% down over 7 years, 20% over 8, 30% over 9 and 40% over 10 years.
Avira Residence compound
By Borouq: one-bedroom apartments (62 to 72 sqm) from EGP 5,434,000, two-bedrooms from 104 to 133 sqm, three-bedrooms from 136 to 175 sqm, and a sky villa from 212 sqm. Plans: 5% over 7 years, 10% over 8, 15% over 9, then 10 years with a higher down payment, plus an 8% maintenance fee.
The Icon Residence compound
On 11 feddans by Style Home. Apartments start from EGP 4.55 million and the project is delivered 3 years after contracting. The page also notes that there are older phases where units for immediate delivery may be available through current offers.
Yellow Residence compound
On 24 feddans by Urban Lanes. One-bedroom apartments from 80 sqm, with apartment prices from EGP 6,542,000, on a plan of 5% down and 5% after 3 months with the rest over up to 10 years interest-free, a 10% maintenance fee and delivery within 3 years in red brick.
Dijar compound and Liora Residence
Dijar is on 25 feddans by Ready Group: apartments from 85 sqm at a price from EGP 7 million, with instalments up to 8 years interest-free and a 10% down payment. Liora Residence is a boutique project of about 2,886 sqm with units from 146 sqm and ground-floor units with a terrace and garden, delivered in December 2028.
Azad Views compound
On 19 feddans by Taameer, with apartments from one to three bedrooms (81 to 189 sqm) priced from EGP 18.3 to 29.5 million, duplexes from 195 sqm, penthouses from 237 sqm and administrative units from 63 sqm. The down payment is 10% with instalments up to 5 years.
Townhouses and villas in Fifth Settlement
For buyers who want ground-level units with gardens, Solay from Living Yards offers townhouses of 240 to 268 sqm from EGP 16.9 million, twin houses from 311 sqm at EGP 23.9 million and standalone villas from 321 sqm, on 10% down with instalments up to 8 years and a reservation deposit of EGP 100,000. Palm Hills New Cairo offers units from 150 to 300 sqm at a price from EGP 8,527,000, Mountain View iCity offers townhouses from 290 sqm at prices from EGP 10.75 million, and villas at The Square start from EGP 8 million and go beyond EGP 15 million. Azad Views apartments range between EGP 18.3 and 29.5 million at 81 to 189 sqm.

Most projects do not set a fixed date, but the announced dates are as follows: Liora Residence in December 2028, M Signature within 30 months of contracting, The Icon after 3 years, Yellow Residence within 3 years in red brick, and One Hyde Park in Q4 2030.
