The City of Odyssia Mostakbal City is an integrated urban community by Al Ahly Sabbour Development on nearly 580 feddans in Mostakbal City, east of Cairo. The project is under construction in phases: The Ridge Villas, Rare, Aler and Woods Walks (coming soon), with The Ridge, Rare and Aler delivering between 2025 and 2026. Prices start with apartments in the Aler phase and reach the villas and townhouses in The Ridge and Rare.

About The City of Odyssia

The project covers 580 feddans. When it was announced, the figure was close to that at 578 feddans, with total investments of EGP 32 billion and about 12,000 expected families. The city was announced in February 2018, and the first phase at the time was 1,700 units with expected sales of EGP 2.25 billion. Residential units make up only about 15% of the project area, and the rest is green space and services.

Gensler took part in urban planning and Hill International in design and execution management, and Jones Lang LaSalle (JLL) in consultancy and leasing of the central commercial area. Odyssia works in cooperation with the master developer of Mostakbal City. These partnerships show that the project was designed as a city within a city, not just a residential compound.

Odyssia Phases: Ridge, Rare, Aler and Woods Walks

Odyssia is divided into four phases:

• The Ridge Villas: villas and townhouses, from EGP 14.1 million, delivery 2025. It has its own page with us: The Ridge Mostakbal City.

• Aler (Alaire): apartments, townhouses and twin houses, from EGP 5.5 million, delivery 2026.
• Woods Walks: coming soon, with no announced price or delivery date.

Because some of these phases have been announced as delivered while others are still under construction, it is important to decide which phase you want before comparing prices.

The large area of Odyssia compared with its low building ratio means population density stays limited, and the planned commercial and educational services are meant to serve the whole city, not the compound alone. These services depend on how far the city’s phases progress, so ask which services are actually available now compared with those planned.

The City of Odyssia Location

Odyssia is in Mostakbal City, between New Cairo and the New Administrative Capital. It is 8 km from the Suez Road, 10 km from Madinaty, 14 km from the 90th Street and 20 km from the New Administrative Capital, Badr and El Shorouk. The plans give 10 minutes to the American University, 5 minutes to the Middle Ring Road and 15 minutes to the New Administrative Capital. It sits beside projects such as The Wonder Mark and Sarai. A new Spinneys branch has also been announced inside Odyssia.

Unit Sizes and Types

Units vary by phase, and these ranges are available:

• Apartments from 80 to 245 sqm.
• Townhouses from 166 to 199 sqm in Rare and from 275 to 312 sqm in The Ridge.
• Villas exceeding 500 sqm in some multi-level phases.

Units are delivered fully finished, but the Rare phase is semi-finished, so ask about finishing in the phase you choose.

Odyssia Prices and Payment Plans

The City of Odyssia prices start from EGP 5.5 million for Aler phase apartments, as of October 2026, and we list a launch price of EGP 7.1 million, while The Ridge villas start from EGP 14.1 million. A much lower starting figure (EGP 1.92 million) may appear, but it is usually for an old unit or a resale, so do not rely on it.

The most common payment plan is a 5% down payment with installments up to 9 years. A plan with 5% down and installments up to 8 years is available, and another with 10% down and installments up to 10 years, while Aler has 5% down and 10-year installments. Down payments may reach 28%, usually on resale units.

Delivery is in the last quarter of 2025 for the project, while we list delivery in 2025 for the Ridge phase and in 2026 for Rare and Aler. Delivery at Odyssia therefore differs by phase.

For a quick comparison of the phases: Aler is the entry point at the lowest price and suits apartments and small families. Rare is townhouses in mid-sized areas at higher prices. The Ridge is villas and townhouses in larger sizes, for higher budgets. Each phase differs in finishing, delivery date and payment plan, so do not compare one phase with another before matching these three elements.

The Developer

The developer is Al Ahly Sabbour Development, founded in 1994 under the chairmanship of Eng. Hussein Sabbour. The Sabbour family owns 60% and the National Bank of Egypt 40%. The company has many projects in east and west Cairo, and you can see an example in Keeva Al Ahly Sabbour October.
