They appear to be two presentations of one project with two different price ranges, but we do not have confirmation from the developer, so we use Kayan’s data here.

The Elaf page shows a higher opening price of EGP 4.64 million and gives EGP 2.18 million in its FAQ, hence the several figures circulating for the project. Because the differences are large, we recommend relying on a recent price list by model, with its date.

Payment plans

Kayan’s page shows three options:

• 10% down payment, with installments over 8 years.
• 15% down payment, with installments over 9 years.
• 10% down payment, with installments over 10 years.

Two other options are also mentioned: a 10% down payment over 6 years, or a 5% down payment over 8 years, and a 5% down payment is available on some resale units. What counts is what is written in the reservation contract, and we advise you to ask for the latest plan.

A simplified example: on a unit priced at EGP 2,136,660 with a 10% down payment and 10 years of installments, the down payment is about EGP 213,666 and the approximate monthly installment is about EGP 16,020, before maintenance payments or any annual payments the developer requires.
