About the SODIC West community

The SODIC West story began in 1997 with the launch of Beverly Hills on a plot of 1.7 million square meters, the company’s first project in West Cairo. Allegria followed in 2007 and established SODIC as a developer of luxury housing, and then West Town Residence in 2011, whose units all sold within 48 hours of release.

SODIC West is no longer released as a new phase under this name, and there is no project page for it in the list of SODIC’s current projects (October 2026). The units in circulation there today are mostly sold by their owners (resale) in Beverly Hills, Allegria, West Town and Forty West. Anyone looking for a new unit directly from the developer in the same area can choose from the nearby SODIC New Zayed and The Estates projects. These neighboring projects are sometimes also called “SODIC West”, which confuses many buyers, so we clear it up for you before any decision.

SODIC West Sheikh Zayed location

The community is inside Sheikh Zayed city and is easy to reach via the 26th of July Corridor, the Dahshur Link and the Cairo-Alexandria Desert Road. It is close to well-known destinations in Sheikh Zayed and 6th of October such as Mall of Arabia, the Smart Village and Gehina Square. West Town Hub, The Polygon and the British International School (BISC) are within walking distance of West Town Residence.

Unit sizes and types

SODIC West holds a varied set of residential, commercial and administrative neighborhoods. The main components are (October 2026):

• Beverly Hills: SODIC’s first neighborhood in West Cairo (1997), on 1.7 million square meters.
• Allegria: a luxury community around an 18-hole golf course designed by Greg Norman, home to more than 1,250 families and served by the Club S club.
• West Town Residence: apartments, duplexes, penthouses and lofts, along with townhouses, twin houses and villas depending on the classification.
• Forty West: a mixed-use project combining residential, administrative and commercial space (2009).
• The Polygon and The Strip: a business park and a commercial area (2009). The Polygon was designed by Wilkinson Eyre and houses SODIC’s headquarters.
• West Town Hub: the first commercial rental project inside SODIC West (2012), with restaurants and cafes in open plazas.

Apartments listed for sale start from 142 square meters and reach roughly 165 square meters. Townhouses and villas are larger, and finishing ranges from fully finished to semi-finished depending on each unit.

SODIC West prices and payment plans

Prices fall into two groups that must not be confused. The first is SODIC’s new neighboring projects (directly from the developer), where apartment prices start in Karmell from EGP 8.5 million for sizes from 82 to 383 square meters, in Vye from EGP 13.6 million for sizes from 120 to 286 square meters, and in The Estates Residence from EGP 19.1 million.

The second is units in circulation in the existing SODIC West neighborhoods, listed at prices from about EGP 11.9 to 13.7 million for apartments of 142 to 165 square meters. A 158 square meter apartment is listed at EGP 11.9 million, a 142 square meter apartment at EGP 13.5 million and a 165 square meter apartment in West Town at EGP 13.7 million (as of October 2026). These are asking prices from unit owners, not an official price list, and the payment terms differ from one seller to another and often require a large payment up front.

The payment plans in the new projects are a 5% down payment with installments of up to 8 years in Vye, a 0% down payment over 10 years in Karmell, and a 5% down payment with installments of up to 10 years in The Estates Residence. Existing SODIC West units are available for immediate handover and are ready to live in. The neighboring new projects finish in the first quarter of 2027 for the Vye phase, January 2028 for Karmell and June 2028 for The Estates Residence. SODIC (6th of October Development and Investment) is an Egyptian developer listed on the Egyptian Exchange since 1996. It acquired its first 10 million square meters of land in Sheikh Zayed in its early years, then expanded into East Cairo and the North Coast. More than 30 thousand people live in its communities, and it has delivered 91% of its projects ahead of schedule. In 2021 a consortium including Aldar and ADQ took a majority stake in the company.
