Space Mall 6th of October, also known as Space October Mall, is an under-construction commercial, administrative and medical project developed by Gates Real Estate Development on the 26th of July Corridor in 6th of October City, next to the New Giza Road. The project covers 8.5 to 8.8 feddans, with buildings taking up only about 30% of the land and the rest given to plazas and open space. As of October 2026, handover of units starts in 2028, and prices and installment periods vary by phase, as we explain below.

About Space Mall

The project has 17 buildings, 6 of them connected and 11 standalone, each with an underground car park, a ground floor and roughly three upper floors. The total area is about 36,000 sqm, of which about 30% is built-up area. 40% of the administrative space has been reserved.

The mall targets three main activities: administrative, medical and retail (shops and restaurants). Units are spread across the first to third floors, with retail on the ground floors. It is Gates’ newest project on the corridor after West Gate Mall.

Space Mall Location in 6th of October

The mall is on the 26th of July Corridor in 6th of October City, next to the New Giza Road and close to the Cairo-Alexandria Desert Road and the Dahshur Road. It is about 5 minutes from Mall of Egypt and Arabella Mall. Media Production City and Arkan Plaza are around it, Sphinx International Airport is about 16 km away, Cairo University (Sheikh Zayed branch) is about 1.5 to 2 km away and Bahia Hospital about 2 to 2.3 km.

The site gives the mall the advantage of access from more than one direction. The 26th of July Corridor links October with Sheikh Zayed and the Ring Road, and the New Giza Road serves the residents of the upscale compounds around it. That means a wide customer base for clinics, offices and shops alike. It ties directly to the expected rent of the units and their resale potential later.

Unit Sizes and Types

Announced sizes start small and rise to large units:

• Administrative offices: from 50 sqm, with 97, 143 and 150 sqm currently on offer.
• Clinics: from 39 sqm, with 74 to 161 sqm currently on offer.
• Retail shops: about 194 to 200 sqm among the units on offer.

Units are delivered fully finished, and the building has central air conditioning, panoramic elevators, escalators, alarm and fire-fighting systems and smart lighting.

Space Mall Prices

Space Mall prices start from EGP 8 million for administrative units and from EGP 10 million for medical units (October 2026).

Prices start between EGP 8.07 and 11.06 million depending on where they appear on the page. Clinics range from EGP 11.3 to 15.9 million, an office is EGP 21.5 million, and shops are between EGP 26.4 and 35.7 million. The average price per sqm is about EGP 104,000, and the per-sqm price for clinics starts from about EGP 97,000. The figures do not match across pages, so we confirm the price of the specific unit for you. At launch in 2024, unit prices started from about EGP 3.07 million and 70% of the land was green space. That is a historical figure and does not reflect current prices.

Payment Plans

The most frequently cited plan is a 5% down payment at contract and another 5% after 3 months, then installments over up to 7 years. Installments of 6, 7 or 8 years and a 10% down payment plan are also available. A 10% maintenance deposit is paid at handover, and the seriousness payment is EGP 75,000 for administrative units and EGP 100,000 for medical units. Delivery is in February 2028, within 3.5 years of contracting, and estimates range between 2028 and 2029.

The Developer

The developer is Gates Real Estate Development, founded in 2018 as an extension of a parent company founded in 1996, with more than 27 years of experience. Its board is chaired by Maj. Gen. Eng. Ahmed Abou El Fotouh. The company’s work includes Odaz Mall and Vienna Compound in the New Administrative Capital and West Gate Mall in October. It combines commercial and residential projects and has a strong presence on the 26th of July Corridor.
