Villagio October is attributed to Modon (Modon Developments, sometimes written Modon Egypt), and that is what we use on our project page. The company states 30 years of experience, with the entity founded in 2020. For that reason we advise asking for the company’s track record and the delivery dates of its projects before you reserve, and not basing a decision on the stated years of experience alone. Villagio area and phases
The site covers about 40 feddans. The project includes a phase called The V Residence, while Villagio Gray is a separate Modon project on the Dahshur Link, on about 22 feddans, with 85% villas and 15% apartments. Do not mix up the two names when comparing prices: always confirm whether a unit is in the original Villagio or in Gray.

Payment plans and delivery
Our page states a 5% down payment and installments over up to 10 years, with a refundable reservation fee of EGP 150,000. We show three original plans: no down payment with 8 years of installments, 10% down with 10 years, and 5% down with 10 years. Other plans are available, such as 5% down plus another 5% after three months with installments over 8 years, and a plan with a 5% down payment (about EGP 895,000 on a unit of about EGP 17.9 million) and installments of up to 10 years. For Villagio Gray, a reservation payment of EGP 100,000 has appeared.
Delivery dates range from 2028 to 2031 depending on the unit, and there is no single date. Ask for the contracted date in writing, together with the late-delivery penalty, and weigh the long installment period against the unit’s total price.

- Distant delivery: listings state 2028 to 2031 for some units, so buying in the primary market takes patience.
- A newer developer: Modon was founded in 2020, so review its delivery record.
- Relatively small site: about 40 feddans, so its amenities are less extensive than projects of hundreds of feddans such as New Giza and Badya.
