Kaizen Urban Developments (KUD) is a real estate developer with Egyptian and Saudi partners, working in Sheikh Zayed in West Cairo. Its name comes from the Japanese principle of “kaizen”, or continuous improvement, which the company says it applies to design, construction, customer service and facility management. Its main project on offer today is Midgard Residence Sheikh Zayed.
Kaizen Urban projects
Midgard Residence sits on the Cairo-Alexandria Desert Road next to New Giza and Solia, on about 32 feddans, most of which is set aside for green space and services. The buildings are a ground floor plus three typical floors. The first phase is entirely residential, while the project plan includes serviced apartments and shops in later phases.
Apartment sizes start at about 130 m² with two bedrooms and reach 240 m² with four. A 138 m² two-bedroom apartment starts from about EGP 10 million as of November 2026, with a 10% down payment and installments of up to 8 years. Delivery is announced for 2029 as bare brick with no finishing, so the buyer pays for finishing after handover.
The services announced inside the project include swimming pools, a health club with a gym and spa, a central garden and a children’s area, jogging and cycling paths, an electric vehicle charging station and solar power, plus a commercial area, security and CCTV. The solar power and charging station suggest the developer is aiming at buyers who care about long-term running costs.
What to check before contracting with the developer
Kaizen Urban is a relatively young company in the market and its main project is still under construction, so there are no delivered units to visit as there would be with older developers. That does not make the project unsuitable, but it changes what you need to verify before booking:
- Actual progress on site, and visiting the project before paying large installments.
- The delivery date and the delay penalty, written in the contract.
- What handover includes: bare brick or semi-finished, and the expected finishing cost.
- Maintenance charges and club membership, and how they are collected after handover.
- The contractor and engineering consultant for the project, and the name of the company that owns the land in the contract.
These points set the level of safety in any off-plan project, not just this one. We review them with you before booking and compare prices and delivery against neighboring Sheikh Zayed projects. It also helps to work out the total cost after finishing, not the unit price alone, so you can compare accurately with a finished unit in another project.
How to compare Midgard with others in the area
If you are weighing up Sheikh Zayed projects, look at Karmell SODIC, whose apartments start from about EGP 8.4 million with 5% down, and at Beverly Hills Sheikh Zayed, an established and delivered community. The best Sheikh Zayed compounds offers a wider comparison of names and prices, and the Sheikh Zayed page lists every project on offer.
