Asl New Cairo (also written ASSL) is a new residential project by ARX Development in the Sixth Settlement, New Cairo. It is at the launch stage, and construction began in September 2026. The project covers 43 feddans, with only 20% set aside for buildings. As of October 2026, prices at Asl start from EGP 2.4 million for a 60 sqm one-bedroom apartment, with a 10% down payment, installments over up to 10 years and delivery in 2030.

Location of Asl Compound in the Sixth Settlement

Asl is in the Sixth Settlement of New Cairo, an area known for its wide streets and its proximity to the Middle Ring Road. In October 2026 ARX announced that it is preparing to launch Asl in the heart of the Sixth Settlement, and that the site was chosen after a study of the market and customer needs, as sales manager Ahmed Ismail put it.

The project is close to the Ring Road and the American University, and to Cairo International Airport via the Regional Road. It is a few minutes from Cairo Festival City Mall and Point 90 Mall, and the New Administrative Capital is reachable via the main axes. These distances are approximate and are not official travel times. The Sixth Settlement is a recent extension of east New Cairo that attracts new projects at a range of prices, with wider streets and larger plots than the older districts, although its services are still growing. Unit Sizes and Types

Asl offers a small, clear set of apartment models only, with sizes that step up by number of bedrooms (October 2026):

• One-bedroom apartment of 60 square metres.
• Two-bedroom apartment of 100 square metres.
• Three-bedroom apartment of 140 square metres.

The name means “the original”, and the plan leaves 80% of the area open for gardens, water features, walking paths and leisure areas, against 20% for buildings. Ownership is freehold. In practice the 60 sqm apartment suits one person or a couple, the 100 sqm apartment fits a small family with a home office or a child’s room, and the 140 sqm apartment gives more room to a family with three children. The number of announced models is small and no other unit types are currently listed, so if you are looking for a ground-floor unit with a garden or more space, ask the developer whether they are available.

Asl Sixth Settlement Prices

We list a fixed price for each model. These are launch prices and may change as sales progress:

• Asl prices start from EGP 2.4 million for a one-bedroom apartment (60 sqm).
• A two-bedroom apartment (100 sqm) is about EGP 3.6 million.
• A three-bedroom apartment (140 sqm) is about EGP 4.8 million.

These figures work out to roughly EGP 40,000 per square metre across all three models. That is our own calculation, not a price announced by the developer. As is usual in new projects, the price list may change with each release phase, so ask for the latest written list before you reserve.

Payment Plan at Asl

One plan is currently announced:

• 10% down payment and installments over up to 10 years.

Delivery is in December 2030, more than 4 years after launch. That gives the buyer a long time to pay but also a longer wait for handover. As a rough illustration from us: the one-bedroom apartment at EGP 2.4 million needs a down payment of about EGP 240,000, leaving EGP 2.16 million, or around EGP 18,000 a month over 10 years if split evenly. The three-bedroom apartment at EGP 4.8 million needs about EGP 480,000 down and an installment of roughly EGP 36,000 a month. This is a simplified calculation without annual payments or maintenance charges, so the actual figures in the contract may differ. Since the only announced plan is 10% down over 10 years, ask the developer whether other plans exist with a lower down payment or a cash-payment discount.

The Developer: ARX Development

The developer is ARX Development. The company describes itself as having successful projects in the Delta region and the New Administrative Capital, and Asl is its first step into New Cairo. Sales manager Ahmed Ismail has said the company believes real quality shows in the details of everyday use, from the design and master plan to the materials and finishes. Services and Facilities

The project includes a clubhouse, security and surveillance cameras, a swimming pool, a children’s area, walking paths, a jogging track, commercial areas, landscaped gardens and parks, as well as a central garden and water features. This list comes from the announced master plan, so ask the company which facilities will be delivered in the first phase and when the club and the commercial area will open.

The prices and compact sizes suit newlyweds, young buyers and investors looking for economical units in the Sixth Settlement with installments of up to 10 years. A small apartment means a lower installment and a better chance of renting it out after handover. Larger families may find the three models limited in size compared with other projects that offer villas and townhouses.
