Notion New Cairo is a boutique residential project by Town Writers Developments on 25 feddans in the Sixth Settlement of New Cairo. It offers apartments from one to four bedrooms, plus townhouses and villas, in a low-density community. It has been under construction since May 2025. As of the October 2026 update, Notion prices start from EGP 1.98 million, with a 5% down payment and installments over up to 10 years. Delivery is in Q4 2030.

About Notion compound

We list the project as under construction. The page does not give a total unit count or say whether units have sold out, and itself advises confirming availability. We confirm the actual availability and the price of each type before any payment.

Town Writers launched Notion in February 2024 as its newest residential project in New Cairo. The design is a low-density boutique community, with green space covering about 81% of the site, green corridors, water features and scattered residential clusters. The announced figures for the project area differ. The marketed phase covers 25 feddans within a wider masterplan of larger area, so we use 25 feddans.

Notion suits buyers who want a relatively affordable apartment inside a compound in east Cairo. It starts from about EGP 2 million with long installments and a low down payment. It also suits an investor who prefers a small unit on a limited budget. Anyone who wants a home soon will need to wait until 2030.

Notion location in the Sixth Settlement

Notion is in the Sixth Settlement of New Cairo, and is also listed under the Fifth Settlement. It is near the Mohamed Naguib Axis, the Regional Ring Road, the Suez Road, Cairo Airport, 90th Street, Al Rehab and El Shorouk. It is less than 5 minutes from the Middle Ring Road, about 10 minutes from the American University in Cairo and Madinaty, about 15 minutes from Downtown and about 20 minutes from the New Administrative Capital.

The project is near Cairo Festival City and Point 90 Mall, which puts shopping and entertainment minutes away. We recommend trying the route yourself at peak times, because the announced journey times are estimates.

Sizes and unit types

Unit areas start from 44 square metres for the one-bedroom apartment, and the units are as follows (October 2026):

• One-bedroom apartments: 44 to 59 m². Two-bedroom apartments: 107 to 133 m². A four-bedroom apartment of 161 m².
• Three-bedroom townhouses: 181 to 215 m².

The description gives wider ranges: studios of 60 to 80 m², apartments of 90 to 150 m², townhouses of 200 to 300 m², twin houses of 300 to 400 m², standalone villas of 400 to 500 m² and three-storey villas from 240 m². Three villas are available at 400, 410 and 440 m². Prices vary by phase and type.

Notion prices in the Sixth Settlement

Prices vary by phase, and we show them as ranges and not as an official price quote:

• Apartments start from EGP 1.98 million (EGP 1,981,000), and the announced launch price is EGP 2 million.
• Two-bedroom apartments start from EGP 4.6 to 4.7 million, the four-bedroom apartment from EGP 7.1 million and three-bedroom townhouses from EGP 9 to 10 million.
• A starting point of EGP 2.83 million appears in the headline and EGP 11.3 million in the description, with a rough average of about EGP 78,000 per square metre.

Payment plans and delivery date

We show two plans with a 5% down payment: installments over 10 years or over 8 years. Plans are also available with a 6% down payment over 9 years or 10% over 10 years, and other schemes with a 15% or 20% down payment and installments over up to 12 years. All plans are interest-free.

Delivery is in Q4 2030 (December 2030). Construction started on 14 May 2025. The year 2027 also appears, with delivery after 3.5 years. We therefore confirm the date with the company and ask for a written schedule before booking. Small units (44 to 59 m²) attract investors, and only a limited share of them appear in resale listings (only two at the last check). So ask about the limits on assignment and resale before full payment, about maintenance charges and the refundable reservation deposit, and about any fees that do not appear in the advertised price.

The developer: Town Writers Developments

Town Writers is the new name of Eight Developments, which began operating in 2017 and changed its name in 2023. It belongs to ARO Holding, chaired by engineer Omar El Saadawy. Amenities and facilities inside the compound

The developer describes Notion as a boutique community, meaning it has fewer units and facilities than the giant compounds, so its facility list should not be compared with those of large projects. Some items vary, such as the nursery, school and clinics, so we advise confirming what is inside the project and what is only nearby. The announced facilities include:

• A boutique clubhouse, several swimming pools, a gym and areas for yoga and meditation.
• Gardens, green corridors, water features and paths for walking, jogging and cycling.
• Children’s play areas, barbecue areas, family gathering spaces, a mosque and a commercial area with cafes and a store for daily needs.
• A nursery and an international school near the project, round-the-clock clinics and an electric-vehicle charging station.
• Round-the-clock security, CCTV cameras, electronic gates, and management and maintenance all day.
