Grand Square Mall New Capital is a commercial, administrative and medical mall developed by Pyramids Developments, in the heart of the Financial and Business District (CBD) of the New Administrative Capital, facing the Presidential Palace gardens. Project status as of the October 2026 update: the first phase is open and units have begun to be handed over, and a second phase has been announced. The project covers about 7,800 sqm and has shops, clinics, administrative offices and hotel units across a basement, a ground floor and 7 typical floors. It is one of the malls clients search for most in the area under the name “Grand Square”.

About Grand Square Mall

The project is marketed with investments of about EGP 750 million, and as the first medical mall in the New Administrative Capital. The design distributes uses across the floors as follows (October 2026):

  • Ground, first and second floors: retail shops, restaurants and cafes.
  • Third floor: medical clinics.
  • Fourth and fifth floors: executive administrative offices.
  • Sixth and seventh floors: hotel units (confirm the actual date they will be fitted out).

Units are delivered fully finished at super lux level, and the building has four main entrances on four streets, including a street 100 metres wide and another 75 metres wide. That gives the shops visible frontages and customer traffic from more than one direction.

On the operating model, Pyramids has announced its intention to rely on operating lease contracts instead of traditional rent in the mall. This is worth asking about if you are buying to let, because the shape of the return differs between a fixed-rent model and an operating model.

Location of Grand Square Mall New Capital

Grand Square Mall New Capital - building design

The mall is in the middle of the Financial and Business District in the New Administrative Capital, steps from the Government District and directly facing the Presidential Palace gardens. It is about 5 minutes from the New Capital airport and connects to the Regional Ring Road and the Mohamed bin Zayed Axis, which makes it easy to reach for staff of the neighbouring ministries and companies and for visitors coming from New Cairo and Nasr City.

The mall sits inside the Financial and Business District, which houses the headquarters of banks, companies and government buildings, ensuring a daytime workforce that supports service shops, restaurants and clinics. Access is via main axes such as the Mohamed bin Zayed Axis, and via the Regional Ring Road from the direction of New Cairo and the Suez Road.

Unit Sizes and Types at Grand Square

Unit sizes start from 24 sqm for shops on the lower floors, which suit retail businesses and cafes, and step up by floor as follows:

  • Retail shops from 24 sqm (ground to second floor).
  • Medical clinics from 27 sqm (third floor).
  • Administrative offices from 28 sqm (fourth and fifth floors).
  • Hotel units on the sixth and seventh floors, in sizes the developer sets on request.

Grand Square Mall Prices

Grand Square Mall prices start from EGP 6 million for shops, and administrative offices start from about EGP 2.2 million. There is a gap between the opening price and the announced price per metre: shops are quoted at EGP 265,000 to EGP 300,000 per metre and offices at EGP 220,000 to EGP 240,000, so we confirm the final price of each unit before any reservation (as of the October 2026 update).

An illustration of the gap: a 28 sqm office at EGP 220,000 to EGP 240,000 per metre comes to about EGP 6.2 to 6.7 million, far above the opening figure for that category. This is our own estimate based on the announced price per metre and is not an official price from the developer.

Payment Plans and Delivery

The payment plans in circulation for the project are:

  • 10% down payment and installments over up to 10 years with no interest, the most requested plan.
  • 5% down payment, then 5% after 3 months and the balance over 8 years in unequal installments.
  • 30% or 35% down payment and installments over 5 years with an announced return of 12% and 13%.

Delivery is immediate for ready units in the first phase, and no specific date has been announced for the second phase.

An illustrative calculation: if a shop costs EGP 6 million on a 10% down payment and 10-year installments, the down payment is EGP 600,000 and the balance is EGP 5.4 million, or about EGP 45,000 a month if split evenly across 120 months. The installments are unequal, though, so the actual installment varies from period to period.

The Developer: Pyramids Developments

Grand Square Mall New Capital - exterior facade of the mall

The developer is Pyramids Developments, active in the market for malls and commercial projects in the New Administrative Capital, with other commercial projects in the same area. The developer has announced the operation of the first phase of Grand Square and the start of handovers, which means the project has moved past the stage of promises into partial operation. That is an important factor for anyone considering an investment to let.

If you are buying to operate or let, it helps to know that the first phase is already running, so you can see visitor traffic before buying, which is not possible with projects that are still on paper. If you are interested in the second phase, ask about its date and prices separately because they may differ from the first phase.

Services and Facilities

  • 4 panoramic lifts, escalators and wide corridors.
  • 4 main entrances on 4 streets.
  • Central air conditioning, backup generators and high-speed internet.
  • 24-hour security, surveillance cameras and electronic gates.
  • A large underground garage and an outdoor plaza.
  • A hypermarket, restaurants, cafes, entertainment areas and a gym.
  • A performing arts academy in cooperation with the artist Ashraf Abdel Baky.
  • Fire alarm and fire-fighting systems and distributed emergency exits.

Strengths and Points to Watch at Grand Square

These are the main strengths and what deserves caution:

  • Strength: The first phase is operating and handing over its units, so you can see the project in person.
  • Strength: A location in the middle of the Financial District facing the Presidential Palace gardens.
  • Strength: A mix of uses across shops, clinics, offices and a hotel.
  • Note: A clear gap between the opening price and the announced price per metre.
  • Note: The delivery date of the second phase has not been announced precisely.
  • Note: The hotel units on the upper floors need their status confirmed.

What to Check Before Reserving a Unit at Grand Square

  • The phase (first or second), the floor available and the condition of the unit at handover.
  • The actual price per metre in the reservation contract, not only the opening figure.
  • The terms of the announced 12% and 13% return in the high-down-payment plans: its duration and who commits to it.
  • The status of the hotel units on the sixth and seventh floors and when they will be fitted out.
