- About the developer
Kai Sokhna Ain Sokhna is a coastal village by Misr Italia Properties at Kilometre 100 on the Zaafarana road. Its units were delivered on the announced date in December 2023, and are now sold by the developer and by owners. It stands out for including the five-star Hilton Ain Sokhna hotel, a boutique hotel, a sandy beach and crystal lagoons, and it combines chalets, apartments and villas on the first row facing the sea.
This page explains the location, area, actual prices and the developer’s published plan, and separates the old launch price from the more recent resale listings of October 2026.
Location of Kai Sokhna and the Kilometre Marker
The village is at Kilometre 100 of the Zaafarana road in Ain Sokhna. Distances in minutes are: 2 minutes to the Red Sea beach, 3 minutes to the exit of the New Galala Road, 10 minutes to Galala City, 15 minutes to Sokhna Port, 20 minutes to El Sokhna Golf Club, 90 minutes to Cairo and 120 minutes to Alexandria. The site is about 10 km from the second exit of the New Galala Road.
Unit Sizes and Types at Kai Sokhna
The project covers 33 feddans. We show one-bedroom apartments of 69 sqm, two-bedroom apartments from 102 to 139 sqm and three-bedroom apartments from 138 to 165 sqm, while the project pages describe the chalets in eight models from 66 to 165 sqm, alongside villas and Senior and Pool Deck chalets.
About 88% of the village is green space in the published plan.
Kai Sokhna Prices
Kai Sokhna prices start from EGP 7.5 million for a 69 sqm one-bedroom apartment at the developer’s published launch price, while resale listings start from about EGP 3 million for a 70 sqm two-bedroom chalet. Most chalets sit between EGP 5 and 10 million, and villas start from EGP 8 million and reach EGP 40 million for a first-row sea-facing villa, across 43 listings in October 2026. A few lower listings (EGP 2.26 to 2.85 million) are for contract-stage units or different specifications, so ask about the underlying asset before relying on them. Dividing price by area, the price per metre runs from EGP 43,000 for a ground-floor chalet to EGP 60,000 to 65,000 for chalets of 125 to 165 sqm, and EGP 76,000 for first-row units (our calculation).
Payment Plans and Delivery at Kai Sokhna
The developer’s published plan is a 10% down payment with installments over up to 6 years. Delivery was in December 2023, so the project is delivered and most of the units on offer are ready, but check the condition of each unit. In resale, payment is cash, or a down payment and balance by agreement, or direct installments from the owner where available.
The Developer: Misr Italia
The village is developed by Misr Italia Properties, a company with more than 30 years of experience and a land bank of nearly 6 million sqm. Its portfolio includes Solare Ras El Hekma, Cairo Business Park, Garden 8 and El Bosco. Kai Sokhna is one of its main coastal projects, and it is linked to a Hilton hotel whose opening was targeted for 2024, so confirm its operating status and the policy on how owners can use its services.
Services and Beach at Kai Sokhna
The village includes the Hilton Ain Sokhna hotel, a boutique hotel by TLT Concepts, a beach club, the Naya Walk commercial area, Kidzania Beach, a children’s park, the “TWC” fitness club on the beach, water sports, a fishing area, crystal lagoons and swimming pools including the “Infinity Horizon” pool, beach volleyball courts, a multi-court sports area, a health club with a spa, jacuzzi and sauna, a social club, a yacht marina, seafront restaurants and “triple play” telecoms service.
Kai Sokhna Versus Porto Sokhna and Blue Blue
The three villages are all in Ain Sokhna but speak to different buyers. Porto Sokhna is the biggest (about 595 feddans) and the cheapest in resale (from EGP 1.45 million). Blue Blue is smaller (about 30 feddans), with a launch price of EGP 4.4 million and a large number of swimming pools. Kai Sokhna (33 feddans) has the highest launch price (EGP 7.5 million) and is the only one with an international hotel, a sandy beach and crystal lagoons. So someone who wants an affordable summer home leans toward Porto, and someone who wants services and a high standard leans toward Kai, but compare prices unit by unit before you decide.
Prices at Kai Sokhna
We draw your attention to three points we recommend checking so you are not surprised: the area (33 feddans), the village’s location (Kilometre 100 of the Zaafarana road), and resale prices, which range from EGP 2.26 million to EGP 13.2 million for a chalet depending on size and view. On our page we rely only on figures that are consistent and state the rest as a range.
What to Check Before Buying a Delivered Unit
- Whether the unit is actually delivered and registered, or only a preliminary contract from an advert.
- The status of the hotel, the beach and the services available to village residents.
- Maintenance and club fees and how regularly they have been paid.

Which Unit at Kai Sokhna Suits You?
- An affordable summer home on a budget of EGP 3 to 5 million: a ground-floor chalet of 65 to 70 sqm.
- A small family wanting a sea view: a chalet of 125 to 147 sqm at EGP 8 to 10 million.
