Solare Ras El Hekma is a coastal destination from Misr Italia Properties at Km 199 of the Alexandria-Matrouh road. It has been under construction in several phases since March 2024, and includes villas, townhouses and chalets around swimming lagoons, with a private beach one kilometre long. The project covers 386 feddans, and prices at Solare start from EGP 9.5 million at the launch price (as of October 2026), with a 5% down payment, installments over up to 10 years and delivery in June 2027, though the date varies by phase. Solare location and kilometre marker

Solare is at Km 199 of the Alexandria-Matrouh desert road on Ras El Hekma Bay. It is close to Caesar Bay, Sidi Hanish, Sidi Abdel Rahman, the Dabaa road and New Alamein Airport. Some coastal listings give a different kilometre marker, so we recommend pinning the location on the map before a viewing.

The destination also includes “Solare Downtown”, a retail, entertainment and tourism hub on 40 feddans with investments of around EGP 10 billion, expected to draw about 30,000 visitors a day.

Unit sizes and types available

Units are villas and townhouses, with these sizes:

• Three-bedroom villas from 206 to 221 sqm.
• Four-bedroom villas from 202 to 284 sqm.
• Five-bedroom villas of 318 sqm.
• Six-bedroom townhouses from 173 to 186 sqm.

There is a Water Villa of 142 sqm and a villa of 210 sqm, along with chalets and twin houses across the phases. The Hilltop phase, launched on 28 May 2025, includes two- and three-bedroom units 26 to 36 metres above sea level, each with a private pool, and a rooftop clubhouse.

Solare prices

Prices at Solare start from EGP 9.5 million (EGP 9,501,750) at the launch price. This appears to apply to the smallest units and does not reflect the larger villas. Resale listings show a 142 sqm Water Villa at around EGP 15.3 million and a finished 210 sqm villa at around EGP 20.6 million.

Because the project has several phases, the price varies by phase, view, floor and year of purchase, and the company has not published an official price list. We send you a list of the units available in each phase with their actual prices on WhatsApp. As a simple calculation, a 5% down payment on EGP 9.5 million is about EGP 475,000, and on EGP 20.6 million about EGP 1.03 million. Payment plans and delivery

The launch plan is a 5% down payment with installments over up to 10 years. Other plans offer interest-free installments over 6 or 12 years, or a EGP 1.5 million down payment for the 142 sqm villa. Plans change by phase.

Delivery is in June 2027 (Q2 2027), with construction starting on 11 March 2024. We recommend asking the company about the date for the phase you are interested in.

The developer, Misr Italia

The developer is Misr Italia Properties, with more than 30 years of experience and a land bank of around 6 million square metres. Its projects include Key Sokhna, Cairo Business Park, Garden 8, El Bosco and Vinci, alongside Solare. Its first phase sold out within hours, with sales of EGP 2.4 billion, and it signed large construction contracts, including one worth EGP 1.3 billion with Redcon Construction.

Services, beach and lagoons

The main features of the project:

• A private beach one kilometre long with a clubhouse, restaurants and relaxation areas.
• Swimming lagoons and floating islands covering more than 100,000 sqm.
• 18 swimming pools.
• Two international boutique hotels with concierge service.
• Tennis and football courts, wellness centres, running and cycling tracks, a gym, children’s playgrounds and nurseries.
• Cafes, restaurants, a hypermarket, clinics, banks and offices.
• A gated community with round-the-clock security.

In the Hilltop phase, every building has its own private beach on lagoons of more than 5,000 sqm. The photos show the architectural style, which the launch described as inspired by modern Miami and Mediterranean living.
