About Lumia Lagoons New Capital

Lumia Lagoons is notable for having the first crystal lagoon in the New Administrative Capital. It offers water activities such as paddling and in-water exercise, and a lagoon club. The building ratio is only about 20%, while green areas and landscaping make up 80% of the project, and the site stands about 8 meters above its surroundings.

The project offers unit types including three- and four-bedroom apartments with varied views over the lagoon, the boulevard, the sports club or the central garden, along with duplexes, Lagoon Garden Houses and Lagoon Sky Houses. Units are delivered semi-finished so the owner can choose their own finishes.

The latest data shows the two-bedroom apartments are fully sold out and the studios have been sold, which reflects demand for the project. Even so, the units available now need confirming by the sales team before we get in touch with the buyer.

The units are spread across low-rise white buildings that step down around the lagoon, with wide balconies and terraces on the upper floors as the design renderings show. The final price depends on the view and the floor, so units with a lagoon view cost more than their equivalents facing the garden.

Prices at Lumia Lagoons start from EGP 7.3 million for a three-bedroom apartment of 163 sqm, as of the latest update on October 26, 2026, and the price per meter runs between EGP 45,000 and 52,000.

The reservation down payment is 10%, with installments over up to 10 years with no interest, and a 5% discount in some plans.
