Compared with the other Fifth Settlement compounds, the project sits in the economy to mid-range segment, with prices starting below EGP 3 million for a small apartment.

The project is currently sold as freehold and is notable for being a single building. The detailed master plan and the total number of units have not been announced in the information we reviewed, so we recommend asking the company for the plan.

Nomad Fifth Settlement location

The project is in the Fifth Settlement in New Cairo, in the Beit El Watan area and close to Golden Square, the Mohamed Bin Zayed Axis and the Middle Ring Road. The details agree that it is in the Fifth Settlement, with access to the New Administrative Capital, Cairo Airport and the American University. We advise viewing the site in person and checking the address registered in the contract to establish its actual closeness to the main axes.

Sizes and unit types

We list the following apartments (October 2026):

• One bedroom (type A): 67 sqm and one bathroom, starting from EGP 2.1 million.
• Two bedrooms (types A and B): 106 and 117 sqm and two bathrooms, starting from EGP 2.8 million.
• Three bedrooms (types A and B): 132 and 143 sqm and three bathrooms, starting from EGP 3.4 million.

The minimum size is 67 sqm and the maximum 143 sqm. The type of finishing has not been clearly announced, and unfinished units appear in listings, so ask about the unit’s condition and the finishing available before you reserve.

Nomad prices and payment plans

The figures vary slightly between pages, and we show them as they appeared, not as an official quote:

• Nomad prices start between EGP 2.1 and 2.5 million for a one-bedroom apartment.
• Larger apartments start from EGP 2.8 million for two bedrooms and from EGP 3.4 million for three bedrooms.
• On the resale market, an unfinished 117 sqm apartment appeared at about EGP 4.875 million (about EGP 41,700 per sqm), and other listings at about EGP 3.2 million for smaller units.

The down payment is 10% at launch with installments over up to 8 years, and plans are also available with a down payment from 1% to 10% and installments over 7 or 8 years. Delivery is in December 2029 (fourth quarter of 2029), and construction began on 22 January 2026. The figures are indicative and may change with inventory.

Price per sqm at Nomad (approximate calculation)

Dividing the announced starting prices by the smallest size in each category gives a rough estimate of the price per sqm. This is our own calculation, not a figure announced by the developer:

• One-bedroom apartment: about EGP 31,000 per sqm (EGP 2.1 million / 67 sqm).
• Two-bedroom apartment: about EGP 26,000 per sqm (EGP 2.8 million / 106 sqm).
• Three-bedroom apartment: about EGP 26,000 per sqm (EGP 3.4 million / 132 sqm).

By comparison, the 117 sqm two-bedroom resale apartment that appeared at about EGP 4.875 million works out to about EGP 41,700 per sqm. So the gap between the developer’s starting price and the resale price is large, and it is worth asking why, whether it is finishing, floor, position in the building or installments already paid. Larger units remain more efficient on price per sqm at the developer’s announced prices.

For anyone who wants near-term handover, the December 2029 delivery may be too far off, and ready units on the resale market are then an alternative worth comparing.
