The information we reviewed has not published the size of Oak itself or its number of units. It states only that the project is a single building and that ownership is freehold. It sometimes appears under the name “Oak Residence” with loft units and finished apartments, which points to different unit models across two phases, so we recommend naming the phase you mean when you inquire.

The company describes the project as a community designed for several generations, combining education, leisure and relaxation, with green spaces and children’s play areas within the development.

Oak SODIC New Heliopolis location

The project lies between the Suez Road and the Ismailia Road, adjoining El Shorouk, and is close to Madinaty, the new Regional Ring Road and the New Administrative Capital. By car it is about 10 minutes to the Light Rail Transit (LRT) station, about 30 minutes to the monorail station, 35 minutes to Cairo Airport and 35 minutes to the Ninetieth Street in New Cairo.

This means the location is eastern and farther from the heart of the Fifth Settlement, but it benefits from the quiet of the area and from SODIC East’s internal services.

• Three-bedroom penthouses: from 187 to 238 sqm and four bathrooms (models A at 187 and B at 238 sqm).

Note that the sizes are larger than is usual in mid-range apartment projects, which is reflected in the total price of the unit. The units offer features such as upscale building entrances, private gardens for ground-floor units, roof terraces, an elevator, air conditioning and smart home technology, and open-air parking, though these details have not yet been confirmed.

Oak prices and payment plans

The published prices and terms vary by phase and are not an official quote:

• Oak prices start from EGP 15 million as a launch price, with a note on the page that prices, availability and purchase terms may change quickly.
• Resale units are available on the market at different prices, ranging from about EGP 12.5 to 18.9 million for units in SODIC East and the Oak Residence phase. These are sellers’ prices, not the developer’s.

The original plan is a 5% down payment and installments over up to 10 years with stepped payments, and an offer plan with a 1.5% down payment and also 10-year installments. No date has been set for Oak. We recommend asking SODIC for the written delivery date for your unit, since construction of the project began in September 2026.

The developer is SODIC, which started in 1996 as the Sixth of October Development and Investment Company. The company builds large communities in east and west Cairo, including SODIC East, where Oak is located. That gives the project the advantage of being built inside a master plan run by a company with long experience in the market.

Buying inside SODIC East means you rely on the infrastructure of a community larger than a single project. On the other hand, the location in New Heliopolis is about 35 minutes from Ninetieth Street, so it suits those who work in east Cairo or use the Suez Road and the light rail, and it is less suitable for those who need daily travel within the Fifth Settlement.

• Is the unit on offer in the current Oak phase or in Oak Residence, and what is the written delivery date for each?
