About the Project

Construction began on 13 November 2025. The project is being built as a gated community with buildings of ground plus five floors, and green spaces, lakes and facilities take up the largest share of the land. Ownership is freehold, and units include apartments, duplexes, garden villas and sky villas. Project images show modern buildings with brown and beige facades, wide balconies and a swimming pool. Hope Fifth Settlement Location

Hope is in the Fifth Settlement near Clubs Street, and connects to the Suez Road and 90th Street within minutes. Approximate travel times, which vary between listings, are:

• Madinaty: about 10 minutes.
• El Shorouk: about 15 minutes.
• The Ring Road: 15 to 20 minutes.
• The American University in Cairo: from a few minutes to 10 minutes depending on the listing.
• Nasr City and Heliopolis: about 15 minutes.

Units are divided into apartments and duplexes:

• One-bedroom apartment: from 83 to 89 sqm (four models) with two bathrooms.

Units of 110 and 120 sqm with two bedrooms and 150 sqm with three bedrooms are also listed, and they fit within the general range. Check the actual plan, because figures differ by model.

Hope Prices and Payment Plans

Price figures vary by phase (October 2026), and we present them as ranges:

• Prices at Hope start from EGP 3.6 million for a one-bedroom apartment, from EGP 4.9 million for a two-bedroom, from EGP 6 million for a three-bedroom, and from EGP 7.5 million for a duplex. The announced launch price is EGP 4.2 million.
• Pricing may start from EGP 5 million (and EGP 6.2 million in the sales box), with an average price of about EGP 58,500 per sqm.

Payment plans: a 15% down payment with installments over up to 8 years, or a 10% down payment with installments over up to 7 years, and there is also a plan with a 10% down payment and installments over 8 years. Delivery is in Q4 2029 (December 2029), and in 2027 in some listings. These figures come from current offers and are not an official price quote. Note that a booking amount of EGP 5 million matches the announced price and may be an error.

Tips Before Buying at Hope

Hope’s pages show differences worth checking before you pay. First, the delivery date: Q4 2029 against 2027, with two years of difference in waiting and installments. Second, the starting price: EGP 3.6 million for a one-bedroom apartment against EGP 5 million, which may come from a different type, phase or announcement date. Third, the project may have sold out in some categories, so ask for confirmation of the unit available. Fourth, ask about the finishing level (semi or full), the maintenance deposit, late-delivery penalties and assignment terms.

Since the project has been under construction only since November 2025, there are no ready units to view, and viewing depends on the site, the plan and the guide models. We suggest visiting the land and checking the progress of works, the contracting company’s name and the project’s licence number before contracting, and getting the construction timeline in writing as part of the contract so you have recourse if it is late.

Hope suits someone who wants an apartment or duplex in the Fifth Settlement with a relatively low down payment (10% to 15%) and long installments, and someone looking for small and medium sizes starting from 83 sqm. But it is a project under construction with delivery in 2029 (and 2027 in some listings), a big gap that must be settled in writing before booking. The project’s relatively small area (10 feddans) means a less dense community than the large compounds, though big-scale services remain outside it.
