Telal East New Cairo

Telal East New Cairo is a gated residential compound from Roya Real Estate Development in the Fifth Settlement, New Cairo. It has been under construction since July 2023 and offers apartments, townhouses and villas, with green areas covering about 80% of the site. As of October 2026, prices at Telal East start from EGP 7.3 million, with a 10% down payment and installments over up to 8 years, while the Selection and Prive phases show different prices and plans.

About the project

The project extends over 184 feddans. About 80% of the area is given to landscaping and green space and 20% to buildings.

Telal East is divided into phases, among them Selection, for apartments, and Prive, for the higher-priced units. The project is built around a “leisure community” idea, with a camping island, a lake, a water walkway and an internal commercial area.

Telal East location in the Fifth Settlement

The compound is in the Fifth Settlement, among the compounds of the area, about two minutes from the Suez Road, 10 minutes from the American University in Cairo campus in New Cairo and 15 minutes from Cairo International Airport. It is minutes from South 90th Street and the Middle Ring Road, and close to Point 90 Mall. Its neighbours include projects such as iCity and Palm Hills New Cairo.

This location helps anyone who works in the New Administrative Capital or East Cairo, because the Suez Road and the Middle Ring Road are relatively quick to reach, away from the heart of the congestion in the Settlement.

Sizes and unit types

Advertised sizes vary by phase because each phase has its own models. These are the key figures (October 2026):

• One-bedroom apartment: 65 m² on the main page, and 79 m² in Selection.
• Two-bedroom apartments: 80 m² in the main phase, and 103 to 116 m² in Selection, with a 120 m² apartment also available.
• Three-bedroom apartments: 129 and 133 m² in Selection, with 145 and 154 m² models also available.
• Three-bedroom townhouses: from 180 m² up to 255 m².
• Villas: 190 to 220 m² in the main offer, reaching 295 to 362 m² for a three-bedroom villa, 492 m² for a four-bedroom villa and 575 m² for a five-bedroom villa. Villas of 250 to 275 m² are also available.

So ask for the official size schedule for the phase you are interested in before any booking, and do not rely on a single figure.

Telal East prices and payment plans

The following figures are not an official quote, and they change with the phase and the stock:

• Prices at Telal East start from EGP 7.3 million (EGP 7,268,800 in the FAQ) for a one-bedroom apartment.
• Prices start from EGP 7.76 million from the developer and EGP 8.63 million on resale. The Selection phase starts from EGP 8.7 million and the Prive phase from EGP 24.8 million.
• We also list Selection two-bedroom apartments from EGP 6.6 million and three-bedroom apartments from EGP 6.8 million.
• Resale listings have shown a 168 m² apartment at about EGP 13.2 million with a EGP 2.445 million down payment and 6 years of installments, a 150 m² townhouse at about EGP 22.86 million, and a 270 m² villa at about EGP 31.9 million.

Payment plans: a 10% down payment at contract and installments over up to 8 years for the main phase, and a 5% down payment with 10 years of installments in Selection. A 2.5% down payment with 10 years of installments, paid quarterly, is also available. Delivery is in the third quarter of 2029 for the main phase (August 2029) and the fourth quarter of 2029 for Selection. Ask for the written payment schedule for each unit, because the differences between phases are clear.

The developer: Roya Real Estate Development

The developer appears under the name Roya Real Estate Development (Roya), so we recommend confirming the contracting entity’s name in the contract. Because the project is sold in phases at different prices and terms, this summary helps you pick the right phase:

• Main phase: apartments, townhouses and villas. Construction began on 1 July 2023, delivery is announced for August 2029, and the starting price is EGP 7.3 million.
• Selection: apartments from one to three bedrooms, from 79 to 133 m². Construction began in November 2025 and delivery is announced for December 2029.
• Prive: higher-priced units starting from EGP 24.8 million, with delivery announced for 2030.

If your budget is limited, the Selection apartments are the closest fit. If you prefer large areas and private gardens, the villas and townhouses in the main phase or in Prive suit you better.
