Perla North Coast

Perla North Coast is a new coastal project by Nations of Sky, announced in July 2026 at kilometer 173 to 174 on the international coastal road in the Dabaa area, near Ras El Hekma and Sidi Abdel Rahman. The project covers 325 feddans with a beachfront of 800 to 830 meters and a swimming lagoon of about 30 feddans. Unit prices start from EGP 13 million with a 5% down payment and installments up to 10 years, with delivery targeted for December 2030 (as of the last update in October 2026).

About Perla village

Nations of Sky, the real estate arm of the Future of Egypt for Sustainable Development Authority, unveiled Perla as a low-density coastal community under the slogan “Sons of the Sea”. Eng. Tamer Nabil, the company’s vice chairman, said the aim is for the place to be “a real home”. DMA designed the master plan in a low-rise, Mediterranean-inspired style using stone, wood and neutral colors, and green space takes up about 60% of the project.

The homes include chalets, villas, lagoon residences and beach houses, and every unit opens onto water. A promenade runs along the waterfront linking the beach to the lakes and public areas, with restaurants, cafes, retail shops and beach clubs.

Perla location and kilometer

Perla is at kilometer 173 to 174 in the Dabaa area. The project is about 5 minutes from the Dabaa road, 20 minutes from Alamein International Airport and 20 minutes from Ras El Hekma, in the Dabaa area near Sidi Abdel Rahman. That places it in the western part of the North Coast, between New Alamein and Ras El Hekma.

Areas and unit types

As of October 2026, units vary between:

• Three-bedroom apartment: 120 square meters.
• Three-bedroom penthouse: 150 square meters.
• Three-bedroom townhouse: 175 square meters.
• Three-bedroom villa: 210 or 320 square meters.
• Four-bedroom villa: 375 or 420 square meters.
• Six-bedroom villa: 575 square meters (Prime type).

We noticed that a 210 square meter villa is listed with 8 bathrooms, an unusual figure, so ask for the actual floor plan before relying on the bathroom count.

Perla prices and payment plans

Perla prices start from about EGP 12.9 to 13 million, and it is not clear whether that is the price of the smallest apartment or of the lowest unit available, and prices for each unit type have not been announced. For the larger types, prices go well beyond this figure, and listings for villas between EGP 158 and 251 million have appeared, so ask for a price list by unit type.

Three payment plans are shown, each with a 5% down payment and installments up to 10 years. We confirm the figure with the sales office at booking. Delivery is targeted for December 2030.

The developer: Nations of Sky

The developer is Nations of Sky Real Estate Development, a real estate arm of the Future of Egypt for Sustainable Development Authority. Its projects include Orb Towers in Sheikh Zayed and Zumra East compound in Fifth Settlement. Since the company is new to the market, we advise reviewing Perla’s execution schedule and fixing the late-delivery penalty in the contract.

It therefore suits families looking for a spacious summer home on a lagoon or beach more than those who want a small studio to rent out. An investor may take note that the built area is small and every unit faces the water, but that does not guarantee a return, and they should compare the price per meter with neighboring Dabaa and Ras El Hekma villages.

Dabaa and Perla’s place among the western coast villages

Perla is in the Dabaa area, about 20 minutes from Ras El Hekma and from Alamein International Airport, an area that new projects are heading to because of its wide stretches of beachfront land. Between Alamein and Ras El Hekma, many projects are spread out that differ in density, unit type and beach size. What sets Perla apart is that buildings cover only a small part of the land and the beach and lakes surround the units. But you should weigh that against the proximity of services, hospitals and schools, which are usually not announced at launch.

Since the project was announced in July 2026, its basic data can still change, which is why we write its figures as ranges, and we will review them as soon as a new official statement is issued by Nations of Sky.
