The Waterway North Coast

The Waterway North Coast is an under-construction project by Waterway Developments on the Alexandria-Matrouh road at Km 173 in the Dabaa district. Its idea is a lagoon and artificial lakes surrounded by villas, townhouses, twin houses and chalets, with an announced handover in December 2027. Construction began in September 2024 and the resale market there is now active, so you can buy from the developer or from an owner.

The Waterway location and kilometer marker

The village is at Km 173 on the Alexandria-Matrouh desert road in Dabaa, with easy access to the Dabaa road and minutes from Marina El Alamein. Travel times: Dabaa Hospital about 19 minutes, Rixos hotel about 30 minutes, Andalusia hospitals on the North Coast about 35 minutes, and Borg El Arab Airport about 1 hour 50 minutes. The village sits next to projects such as D-Bay and La Vista Bay, and the site is about an hour and a half by car from New Alamein.

Sizes and unit types at The Waterway

The project covers 124 feddans, of which about 83% is water, landscape and services and only about 17% is buildings and units. Units range from a standalone villa of 485 to 513 m2 with five or six bedrooms, a twin house of 320 m2, a townhouse of 275 to 340 m2 with three or four bedrooms, and a penthouse of 179 m2. The resale market also has chalets of 88 to 175 m2, apartments, duplexes and a 105 m2 cabin.

The project has a private beachfront of about 540 meters on the Mediterranean. Units face either the lagoon or the gardens, and units directly on the water command a higher price.

The Waterway North Coast prices

Prices at The Waterway start from EGP 13.5 million for a chalet, and the announced prices for the project reach about EGP 100 million for the large villas, a range that varies between listings. The project page shows a launch price of EGP 37 million for a townhouse and penthouse and EGP 74 million for a villa. Resale adverts (39 listings in October 2026) range from EGP 5 to 20 million for a chalet, from EGP 8 to 41 million for a townhouse, and around EGP 20 million for a twin house. One villa advert at EGP 300 million appears, which we treat as an outlier that does not represent the market. Older figures were much lower: a 275 m2 townhouse at about EGP 16.3 million, a 320 m2 twin house at about EGP 19.6 million and a 490 m2 villa at about EGP 34.3 million, which shows how far prices have risen since. As of October 2026, always compare the price per meter across listings.

The Waterway payment plans

The main plan is a 10% down payment with installments up to 8 years (two plans, of seven or eight years). Handover is in December 2027, but completion could slip into 2028, so treat the handover date as a range between the two. If you buy a unit from a listing, ask how much has been paid to the developer and how many installments remain before you pay the owner the price difference.

The developer: Waterway Developments

The project is developed by Waterway Developments, the same company that launches other projects such as The Capital Way in the New Administrative Capital, Waterway in New Cairo and Waterway West in Sheikh Zayed. It later markets further phases under the names The Waterway 173 and O Residence. Knowing that the company launches successive phases helps you ask the sales team which phase you are contracting on and what its date is.

Services and beach at The Waterway

The project has a private beach, outdoor and indoor swimming pools, a social club on the beach, a gym and spa, artificial lakes, walking and running paths, children’s play areas, sports courts, a commercial area, restaurants and cafes overlooking the sea, 24-hour security with cameras, garages and high-speed internet. The low building ratio (17%) means lower density than older villages, so expect a less crowded beach and lakes and more distance between units.

Which unit at The Waterway suits you?

• A budget under EGP 20 million: a resale chalet of 88 to 175 m2.
• Family space with a garden: a townhouse from 275 m2 or a twin house of 320 m2.
• View and privacy: a standalone villa of 485 to 513 m2, accepting that its price is much higher.
• A deal on paper: the units the developer offers directly with a clear payment plan.

Tips before buying in Dabaa

The site at Km 173 is farther from Cairo than the New Alamein villages, but it is less crowded and closer to an area with recent lagoon projects. That suits someone who wants a quiet summer home more than an active scene near restaurants and malls. Before any contract, we suggest you:

• Ask for the unit’s position on the master plan: directly on the lagoon or in the second row.
• Ask about the actual state of construction and the date of the last site visit.
• Compare the price per meter across the three adverts closest to your size.
• Work out the maintenance, club and utility costs after handover.
