Ranches New Zayed is the latest project from Dorra Group in West Cairo: a low-density residential community on 300 feddans in New Zayed, centred on an equestrian club and academy. About Ranches New Zayed

Dorra presents Ranches as a “world” that redefines life in West Cairo: only 938 units on 300 feddans, a built-up footprint of no more than 15% of the land, and around 10,000 trees surrounding the homes and the horse trails, as set out in the project’s official Ranches Fact Sheet. The core idea is spacious one- or two-storey homes in quiet neighbourhoods, with a retail area and a daily services centre that puts everything a resident needs close by without losing the sense of space and privacy.

At the heart of the project is the equestrian club, run by the SID academy. It gives Ranches its own identity and sets it apart from other New Zayed compounds, which mostly build around lakes or golf courses. The announced delivery date is the last quarter of 2030 (as of the October 2026 update).

The project is aimed at buyers who want a large villa in a quiet community close to Sheikh Zayed, without the density of the big compounds. A limited number of units on a large plot means wider streets, more distance between homes, and views of greenery and the horse trails from most units. With the hotel, the health centre and the international school inside the compound, it works as a complete destination all week, not just a place to sleep.

Unit sizes and types

The project has standalone and semi-detached units only, with no apartment buildings. The types are (October 2026):

• One-Storey Homes: a single-storey villa with a built-up area of about 350 sqm.
• Standalone villas: built-up areas from 330 to 450 sqm, in more than one model (A and B).
• Twin houses: built-up areas from 250 to 340 sqm.
• Townhouses (middle and corner): from 250 sqm (3 bedrooms) to 290-340 sqm (4 bedrooms).

Units are delivered with the finishing level the developer announces for each phase. All models have private gardens, and several villa models also have private swimming pools, as set out in the project’s official fact sheet.

Ranches New Zayed prices and payment plans

At the latest announced prices (October 2026 update), units in the project start from EGP 24,000,000, while a 3-bedroom, 250 sqm townhouse starts from EGP 32,000,000. The announced payment plan is a 5% down payment on contract with the balance in installments over 9 years, and delivery in the last quarter of 2030 (October 2026 update).
