About The Address Sheikh Zayed compound

The Address was built on a plot of about 156,000 sqm (around 37 feddans). Roughly 80% of the area is given to green spaces, artificial lakes and walkways, while buildings take no more than about 20%. The compound has about 50 residential buildings plus a clubhouse and a services area. Each building has a ground floor and three typical floors with four apartments per floor, which means 16 apartments per building, with private gardens for the ground-floor units.

Dorra describes the project as the first residential community in its “The Address” series, which it later launched in New Cairo under the name “The Address East”. • Studios and apartments starting from about 70 sqm also appear on the resale market.
• The most traded units on the market now are 109 sqm apartments (two or three bedrooms) and 134 sqm apartments (three bedrooms).

Units were delivered fully finished (super lux), with porcelain floors, HDF parquet, bathroom sets from international brands and Schindler elevators in every building. An American kitchen could be added at extra cost at the time of launch.

• The average price per meter in resale listings is around EGP 57,000 to EGP 65,000 per sqm.
• Rent for furnished and unfurnished apartments ranges between about EGP 28,000 and EGP 70,000 a month depending on finishing and furnishing.

For comparison, the developer’s first launch prices ranged between EGP 2.2 and 3.2 million for apartments and started from EGP 3.9 million for duplexes, which shows how far unit values have risen since launch. Payment is mostly cash or direct installments with the owner over short periods, and there are currently no long installment plans from the developer because the project has been fully delivered.
