Spark Capital Insight Mall New Capital is a multi-use project combining retail, administrative, medical and hotel units, developed by Borouq Developments on plot G15 in zone MU23 of the New Administrative Capital, with views over the Green River. The project is under construction and open for booking on installments. It covers 9,000 square meters, and this page reflects the latest update in October 2026.

About Spark Capital Insight

Spark Capital Insight was announced in 2021 with investments of EGP 1.5 billion. The building has a ground floor and 10 typical floors above underground parking levels. Buildings take up about 30% of the land, and the rest is given to services, open spaces and green areas.

The project stands out for its curved design wrapped around an open courtyard, and for an open ground-level plaza of about 3,000 square meters, with restaurants and cafes facing the Green River. Activities are split by floor: the lower part hosts shops and restaurants, the middle floors hold clinics and administrative offices, and the upper floors have the hotel units.

The site is at the city entrance on the Suez Road side, which draws traffic and foot traffic arriving from Cairo, an important advantage for retail that depends on visibility and quick access. The hotel units on the upper floors also offer a different income source from conventional office leasing, and suit an investor who wants to spread an investment across more than one activity in a single building.

Spark Capital Insight location

Spark Capital Insight Mall New Capital

The project is on plot G15 in zone MU23 in the heart of the New Administrative Capital, overlooking the Green River and close to the Al Amal and Northern Mohamed Bin Zayed axes. Key location advantages:

  • Close to the monorail station and the Government District (about 10 minutes by car).
  • Close to the New Opera House and the exhibition grounds.
  • Views over the Green River and a position at the capital’s entrance from the Suez Road.
  • Zone MU23, which holds many malls and commercial and administrative towers.

Unit sizes and types

Units at Spark Capital Insight range across shops, offices, clinics and hotel units, and the figures vary by phase. They follow the latest pages (October 2026):

  • Retail units, restaurants and cafes (ground floor to second floor): 22 to 24 square meters.
  • Clinics and administrative offices (third to eighth floors): 30 to 60 square meters depending on the phase.
  • Hotel units on the ninth and tenth floors, in a range of sizes.
  • Units on offer range from about 27 square meters for clinics up to 703 square meters for large shops.

Retail units are delivered Shell & Core, administrative units fully finished, and hotel units furnished and air-conditioned, so final costs differ between activities. We point this out before you book: a Shell & Core retail unit needs an additional finishing budget that can change your final numbers. The building has parking for about 338 cars.

Spark Capital Insight prices

Prices at Spark Capital Insight start from EGP 2.4 million (EGP 2,394,000), and announced prices range from about EGP 1 million to 5.4 million depending on the unit. A 40 square meter shop costs close to EGP 4.6 million. Prices vary by floor, activity and update dates.

Older published prices per square meter were about EGP 80,000 for retail and EGP 30,000 for administrative and medical units, and these are historical figures that do not reflect current prices, so we get you the current price list. Some listings show discounts of up to 40%. As of the latest update in October 2026.

Payment plans and installments

The project announces several payment plans:

  • 10% down payment with installments over up to 10 years with no interest, in most listings.
  • Plans that run up to 14 years.
  • A 15% down payment in some plans, and a no-down-payment booking offer in others.
  • A minimum monthly installment of about EGP 38,000 for a 40 square meter shop.

Delivery in 2025 is the last announced date (the original date was 2024), and the project is still under construction, so it is not a confirmed date. We recommend confirming the current date with the developer and putting it in the contract.

The developer

The project is developed by Borouq Developments, an Egyptian-Gulf company founded in 2020 as a collaboration between Qatar High Speed Projects (QHSP), the UAE contractor Al Fadhi and NBS Holding. The company states that its founders have more than 25 years of experience in the Gulf and North Africa. Besides Spark Capital Insight, it has announced other projects such as Cento and Bling Capital Center. To learn more about the company, visit its page on our site.

Services and facilities

The mall offers a range of services for tenants and visitors, as announced:

  • A food court facing the Green River and an open ground-level plaza of about 3,000 square meters.
  • Panoramic elevators, escalators, and central and split air conditioning.
  • A health club, a gym and an ATM area.
  • 24-hour security and CCTV, fire alarms and free Wi-Fi.
  • Parking for about 338 cars and solar energy use.
  • A rooftop lounge, high-end restaurants and reception halls equipped with large screens.

How to choose the floor and activity at Spark Capital

Choosing a floor depends on your type of business and your budget. The lower floors suit shops and restaurants that need visibility and foot traffic, the middle floors suit clinics and offices that prefer quiet, and the hotel units suit anyone looking for income from hotel operation. We lay out the difference in price per square meter and down payment between each activity so you can find the right entry point.

Because the figures differ by phase in price, down payment and years of installments, we ask the developer for the current terms booklet and go through it with you clause by clause, especially the maintenance deposit, the delivery date and the delay penalty. It is best to visit the site and compare construction progress with what the developer announces before paying the down payment, and to ask whether the unit can be resold before handover and what assignment fees apply.
