The Crown Extension Palm Hills 6th of October is a new residential phase that Palm Hills is launching on 40 feddans inside the Palm Hills October community. Delivery is in 2030, and it has been under construction since April 2026. The phase is marketed as a residential extension of the original The Crown Palm Hills compound, but it is sold at its own prices, with its own plan and delivery date, which is why we gave it a page of its own. Here are the prices, areas and payment plans as of the October 2026 update.

The Crown Extension Location

The project is on The Hill inside Palm Hills October in 6th of October, next to the original The Crown compound. The Ring Road is about 5 minutes away, the 26th of July Corridor about 12 minutes and Mall of Egypt about 8 minutes. Being inside an established community means roads and basic services are already in place, although work on the phase itself is not complete. You can read more about the whole area on the Palm Hills October Compound page.

Areas and Unit Types

The project covers 40 feddans, and its buildings are surrounded by walking and jogging paths, lakes and gardens. The units currently on offer are:

  • Three-bedroom apartment: 217 m² with four bathrooms.
  • Three-bedroom penthouse: from 223 to 272 m² with five bathrooms.
  • Four-bedroom townhouse: about 225 m² with six bathrooms.
  • Twin house: about 254 m² with five bedrooms.

Unit areas start from 217 m², so these are large homes aimed at medium and large families. The units on offer have private gardens, terraces and panoramic views, with central air conditioning and kitchens.

The Crown Extension Prices

Prices start from EGP 28 million (EGP 28,053,000). A penthouse starts from EGP 30 million, a 217 m² apartment from EGP 32.6 million and a twin house from EGP 37.6 million. These are figures for specific units and may change. A 223 m² penthouse starts from EGP 28 million and a 225 m² townhouse from EGP 35 million. For comparison, prices at the original The Crown start from EGP 18 million, as stated on its own page.

Payment Plans

The units on offer come with 5% down and installments over up to 8 years. Two plans with 5% down at launch are available with no stated installment term. Plans change from one release to the next, so we confirm the term, the payments and the maintenance fees in writing before you reserve, and we explain the difference between the lower-down-payment plan and the longer-term plan.

Developer: Palm Hills

Services and Facilities

  • A padel court, a social club, sports facilities and a swimming pool.
  • Artificial lakes, walking and jogging paths and a dedicated cycling lane.
  • A commercial area, restaurants and cafes.
  • 24-hour security, surveillance cameras, and maintenance and cleaning services.
  • Private gardens, terraces and panoramic views for some units.

The Crown vs The Crown Extension

The original The Crown has townhouses, twin houses and villas on 190 feddans, with prices from EGP 18 million, 10% down and 7 years of installments, as stated on its page. The Extension is a newer phase on 40 feddans with prices from EGP 28 million and delivery in 2030. The Extension therefore suits buyers who prefer a new project with a lower down payment and full finishing and who can wait, while the original suits those looking for a lower price and an earlier delivery date.

What to Check Before Reserving

  • The phase name, the unit’s position on the hill, and whether it has a garden or roof.
  • The final price for the model and area, since figures differ by phase.
  • The actual installment term (8 years or unspecified) and the payment schedule.
  • The 2030 delivery date, the delay penalty and the state of construction.
  • What the full finishing includes, such as the kitchen and air conditioning.

Price per Meter and Timeline

We show the price per meter for each unit, a useful tool for comparison: a 272 m² penthouse at about EGP 30 million works out to roughly EGP 110,300 per meter, a 217 m² apartment to about EGP 150,200 per meter and a 254 m² twin house to about EGP 147,900 per meter. The differences may reflect a roof or garden and the size of the outdoor space, so do not rely on price per meter alone.

The timeline starts with construction on April 22, 2026 and an expected delivery in June 2030, about four years. That suits someone planning a future home or a long-term investment, and does not suit someone who needs a ready unit soon. For that reason it is worth comparing the project with ready units or earlier deliveries in neighboring compounds.

An illustration for the calculation only: a unit at EGP 28 million with 5% down means paying EGP 1.4 million at contract signing. The remaining EGP 26.6 million or so is spread over 96 months, a monthly installment of roughly EGP 277,000 with no interest. The actual figure will be affected by maintenance or handover payments if the contract includes them.

How to Reserve a Unit at The Crown Extension

We start by settling your budget and the right model among the apartment, penthouse, townhouse and twin house, and then send you what is available with current prices and price per meter. After that we arrange a visit to the sales office and the site, work out your monthly installment under the plan, and review the contract terms, the delivery date and the penalties before any payment.

At this stage it helps to compare two offers for units of similar size, one in the Extension and one in the original The Crown, and to ask about each unit’s position on the hill and its view, because the view and the gardens change the price more than the floor does.

If you are weighing The Crown Extension against other projects in West Cairo, calculate the total cost including maintenance and any extra finishing, and ask about the state of work on site and the progress announced each quarter. This information helps you estimate a realistic handover date.
