- About the developer
Zia Business Complex New Capital is an administrative, medical and commercial building developed by Margins in the Downtown district. Its construction is complete (January 2025) and it is currently offered for sale, as of the October 2026 update. The project covers 4,150 m2. Prices at Zia Business Complex start from EGP 3.3 million at the lowest listed price, with a 10% down payment and installments up to 6 years. Handover was expected in the first quarter of 2025.
About Zia Business Complex
The project was launched in 2020 with investments estimated at about EGP 2 billion, and it is the first business complex in Egypt designed to earn the WELL certificate from the International WELL Building Institute. We have not found a record confirming that the certificate was actually awarded, so we state it as it stands: designed to earn it. The building has two underground floors for parking and storage, a ground floor and 10 to 11 repeated floors, with about 850 m2 per floor.
The building is divided by activity as follows: shops and restaurants on the ground and first floors, clinics on the second and third floors, and administrative offices from the fourth or fifth floor up to the ninth, while the tenth floor and the roof are given to services. The building has more than 175 units and has been fully sold since January 2025, which means the units on offer are mostly resales.
Zia Business Complex location
The building is in Downtown on Plot 25 in the MU2 zone, near the Green River, Al Masa Hotel, Diamond Hotel, the Banking District, the Government District and the Central Station. Listings place it near the monorail and electric train stations. Figures for its distance from the Green River vary between a direct view and about 1.4 kilometers. For more projects in the city, see New Administrative Capital projects.
Unit sizes and types
Units range across retail, administrative and medical:
- Clinics and medical units: 25 to 50 m2 on the second and third floors.
- Administrative offices: from 40 m2 up to large areas above 220 m2, reaching 1,115 m2.
- Retail shops: from 40 m2 on the ground and first floors.
- Restaurants and cafes overlooking the open spaces.
Zia Business Complex prices
Prices at Zia Business Complex start from EGP 3.3 million at the lowest listed price (EGP 3,256,800) on one listing, while other listings show much higher units. Figures conflict by phase, and examples of large administrative units include:
- A 159 m2 unit: about EGP 26.8 million.
- A 135 m2 unit: about EGP 35.3 million.
- A 140 m2 unit: about EGP 36.7 million.
Older price-per-meter figures range from EGP 70,000 to 140,000 for shops, EGP 24,000 to 30,000 for offices and EGP 32,000 to 38,000 for clinics. These do not match the examples above and probably belong to older lists. Because the project is complete and most units are sold, current prices are mostly set by the secondary market, so ask us for the list of units actually available.
Payment plans and handover
One listing shows seven payment plans, the main ones being a 10% down payment with installments up to 6 years, 15% down over 7 years, 20% down over 8 years, 30% down over 9 years and 40% down over 10 years. Another listing mentions a plan with 30% down and installments over 3 years, and some plans include payments that start after handover.
On handover, interior finishing was 90% complete in January 2025, and full handover was expected within three months. So inspect the unit and the handover report before any payment.
The developer
The developer is Margins Developments. In its listings the company describes itself as the owner and builder of the project with more than 30 years of experience, a marketing claim that is not consistent. Zia Business Complex is among its best-known projects in the New Administrative Capital, and the company announced the completion of construction in January 2025.
Services and facilities
The announced facilities include:
- 6 elevators, two of them panoramic.
- A meeting hall and individual and group work rooms.
- A two-floor gym, a health club with a spa and a running track on the roof.
- Restaurants, cafes and outdoor spaces.
- Underground parking, electric vehicle charging points and a water treatment unit.
- Round-the-clock security and surveillance cameras.
Buying on the secondary market at Zia
Since the building is complete and most of its units are sold, most current offers are resales from previous owners. Prices on these offers differ from the developer’s price by floor, size, view and the installments already paid. It is important to ask the developer for an account statement showing what has been paid and what remains, and to confirm that assignment is possible and what it costs to transfer the file. If the unit has been handed over, ask to inspect it and check the wiring, air conditioning and the condition of the facades, and compare the price per meter with similar units in neighbouring Downtown buildings before negotiating.
Who is Zia Business Complex for?
The building suits companies and doctors looking for a completed or nearly completed base in the heart of Downtown, and investors who want an administrative unit in a building that has been delivered or is close to delivery, instead of waiting for years. Someone who wants a unit below the developer’s original price may find opportunities in resale, but must verify that earlier payments were made and that ownership is transferred.
If you buy to let, ask about the rental terms in the building and whether a management company handles marketing and collection, and work out the return after maintenance and property taxes. The rental yield in business buildings is affected by occupancy more than by purchase price.
Notes before booking
Check whether the unit has been handed over and finished, since the data conflict on the state of the project, and check the actual number of floors (10 or 11). Ask about the level of finishing on the administrative floors, the maintenance fees and building management, and the status of licenses for medical activity before buying a clinic. If you buy on the secondary market, ask for a receipt for payments made and the developer’s approval of the assignment.
Also review the WELL certificate clause in the sales offer. Do not rely on it as a confirmed advantage unless the seller gives you an official certificate issued by the International WELL Building Institute. A design that follows the standard is different from actually holding the certificate.
Why buy Zia Business Complex with West Capital
Zia’s data conflict by phase, and we sort it out for you:
- An updated view of the available units, their actual prices and payment plans.
- A neutral comparison between Zia and Downtown buildings on price, handover and yield.
- Follow-up on booking, contracting and ownership transfer through to handover, with no extra fees for you.
- Checking the unit’s condition and earlier payments before you sign.
