Why the Red Sea?
The Red Sea coast is the destination for Egyptians and foreigners who want sunshine all year and a sea for diving and sailing. It runs from Hurghada and El Gouna in the north to Sahl Hasheesh, Makadi Bay, Soma Bay and Safaga in the south, then Marsa Alam farther down. Unlike the North Coast, whose activity concentrates in summer, the coast here works in winter and summer alike: winter is the season of European visitors and summer is the season of wind sports.
This page covers real projects from Orascom Development, Travco and Somabay, and it grows with every project we add. Ain Sokhna and Galala sit on the Gulf of Suez and have their own page because of their closeness to Cairo.
The coast from north to south
- El Gouna: a complete town by Orascom about 25 km north of Hurghada, covering 36.9 million square metres, with 9,200 delivered homes, 18 hotels, four marinas, two golf courses, an international hospital and international schools, and more than 25,000 residents from over 50 nationalities. Our projects there include Tuban El Gouna and North Bay El Gouna.
- Hurghada: the largest and longest-established tourist city on the coast, with Hurghada International Airport, which Cairo flights reach in about an hour.
- Sahl Hasheesh: a resort about 18 km south of Hurghada.
- Makadi Bay: a bay about 30 km south of Hurghada and 15 to 20 minutes from the airport. It holds Makadi Heights by Orascom on 3.4 million square metres and Makadina by Travco with 650 homes.
- Soma Bay and Safaga: a peninsula of resorts south of Hurghada on the Safaga road, with Kempinski and Sheraton hotels and an 18-hole golf course designed by Gary Player, and home to Arc of Soma with 110 waterfront homes.
- Marsa Alam: about 285 km south of Hurghada, with its own international airport, known for diving and coral reefs.
How to reach the coast
Hurghada International Airport is the gateway to the coast: El Gouna is about 30 minutes from it and Makadi Heights about 15 minutes, and Soma Bay and the southern resorts are served by the coastal road that links Hurghada to Safaga and joins the bays together. For Cairenes there is a short direct flight, and for those who prefer to drive there is a road of about 450 km.
Unit types on the Red Sea
Most of what is on offer is apartments and chalets with one to three bedrooms on lagoons and beaches, alongside townhouses, twin houses and standalone villas, and in El Gouna and Soma Bay there are waterfront homes with private boat docks. A unit differs greatly between a complete town such as El Gouna, a new residential community such as Makadina and a working tourist resort such as Soma Bay.
An example on prices: as of November 2026, prices at Makadina start from EGP 7.4 million with a 10% down payment and installments up to 8 years. Prices at El Gouna and Soma Bay projects differ between neighbourhoods and types, and the current list reaches you when you message us on WhatsApp.
Who buys on the Red Sea?
- Holiday-home owners from Cairo who want a unit for winter and holidays; the flight takes about an hour while the road is about 450 km in 5 to 6 hours.
- Tourist-rental buyers who target the visitor season, working with realistic occupancy periods and management and maintenance fees.
- Foreign buyers and Egyptians living abroad, an established part of the El Gouna and Soma Bay market, where residents come from over 50 nationalities.
- Lifestyle buyers built around diving, golf, sailing and wind sports.
Practical considerations before buying
A coastal unit is used seasonally, so include annual maintenance and service fees in the total cost and ask what they cover. Fix the phase and neighbourhood before the price, because a lagoon view or a sea view changes the price a great deal within one project. Review the written delivery date and the delay penalty, and separate an under-construction unit from the developer from a delivered unit on the resale market. If you are buying from outside Egypt, take legal advice on ownership procedures and transferring funds before contracting.
