• M-Porium mall: about 13 minutes.
• Marassi marina: about 17 minutes.
• The Lake Yard at Hacienda Bay: under 20 minutes.
• Borg El Arab International Airport: about 123 km, and Alamein International Airport is the closest for quick access.

The village is part of the Sidi Abdel Rahman area, which includes well-known villages such as Hacienda Bay and Marassi. That means services and restaurants are available around it throughout the season.

Amwaj units range across chalets, townhouses and villas, and the announced areas are as follows (October 2026):

• Three-bedroom townhouses: 222 to 226 m².
• Four-bedroom villas: about 275 m².

As of the October 2026 update, Amwaj prices start from EGP 7.2 million (EGP 7,162,500). Prices of units on the resale market vary by area and position in the village. Recent listings show a two-bedroom unit of 85 m² at about EGP 6.8 to 8.1 million. These are asking prices and not an official price list.

Payment plans vary by phase and announcement date:

• A 10% down payment with installments over up to 6 years in the developer’s plan currently on offer.
• Delivery in Q4 2023, and the village is delivered.
• Older offers had a 15% or 20% down payment with 6-year installments.
• Recent resale listings show a down payment of about EGP 800,000 and monthly installments running up to 8 years (for example, an 85 m² unit at EGP 55,000 a month).

We advise asking for the payment schedule in writing, with a certificate of the installments already paid on resold units, and checking maintenance and transfer (assignment) fees before contracting. The historical launch price of some units was much higher, so prices vary with condition and timing.

The developer

The developing company is Al Ahly Sabbour Developments, a well-known name in the Egyptian market with more than one project on the North Coast, such as Amwaj and Ud in Ras El Hekma. Construction costs per metre rose by about 20 to 25% over 12 months (August 2026) in the company’s North Coast projects. That may affect the prices of new launches, but not the delivered Amwaj units.
