The complex is in the Wadi Yemm district on the Mediterranean coast at Ras El Hekma, in Matrouh Governorate. It is a beachfront phase inside the Wadi Yemm community, with a mixed-use plan of housing, leisure and shops on the Mediterranean coast. The complex is roughly two hours from Alexandria and 3 hours from Cairo.

Because it sits on the beachfront, location is its first advantage compared with the district’s inland complexes. Ask sales for a map showing each building’s distance from the beach and the promenade.

The project’s total area and unit count have not been stated, and only one building has been recorded. The offer is serviced apartments in graduated sizes:

Modon Holding has no connection to the Egyptian company Modon for Real Estate Development.

The complex suits buyers who want an apartment with hotel services on the beachfront in the first district of Ras El Hekma, whose budget starts from EGP 17 million and who accept delivery between 2029 and 2030. It does not suit anyone who wants early handover or an economy unit. Check the delivery date in writing, the real installment period, the management and service fees and the contracting entity, and compare with Yemm Boulevard and Marina Waterfront.
