Annex 26 Business Complex is an under-construction commercial, administrative and medical mall on the 26th of July Corridor in 6th of October City. It is developed by Arqa Developments on a total mall area of 14,000 sqm. The project includes shops, clinics and offices in a building with a ground floor and three typical floors, plus a two-level garage. Sales start with a 5% down payment and installments up to 10 years, and it has been one of the most in-demand commercial projects in October since launch.
About Annex 26 Business Complex
Arqa launched Annex 26 in October, and the company announced sales of more than EGP 1.5 billion within 45 days of the official launch. It later announced the sale of about 70% of the first phase target. In August 2025 the company reported that it is carrying out three major projects at the same time, Annex 26 among them, and that it signed a partnership with Vodafone Egypt to build smart infrastructure inside the project.
Annex 26 presents itself as a business complex that combines three activities in one building: commercial on the ground and first floors, and administrative and medical on the second and third floors. The design is described as having glass facades, open spaces, a central fountain and escalators, along with art installations and small water features that give the project a distinct visual identity among the surrounding malls.
Annex 26 Location in October
The project is on the 26th of July Corridor in 6th of October, near Almondo Mall and Plaza Vida October, which places it in one of the most active commercial areas of the city. Approximate driving times:
- Mall of Arabia: 10 minutes.
- Ring Road: 15 minutes.
- Madinaty: 30 minutes.
- Cairo International Airport: 40 minutes.
- New Administrative Capital: 50 minutes.
These figures mean the project reaches east and west Cairo via the ring roads in reasonable time, which matters for administrative and medical activities that receive clients from scattered districts. Areas along the 26th of July Corridor see steady traffic throughout the day, which gives shop frontages excellent visibility.
Because the 26th of July Corridor is a commercial artery linking Sheikh Zayed to October and reaching the Ring Road, projects along it benefit from non-stop passing traffic, unlike inner projects that depend only on neighborhood residents. For a shop investor this means income does not come only from the project’s neighbors, but also from passersby, employees and visitors arriving from different areas.

Unit Sizes and Types
As of October 2026 the units fall into three categories, with a slight variation by phase in the smallest size:
- Commercial units: 38 to 45 sqm per the project description, and units of 60, 100 and 120 sqm also appear.
- Administrative offices: starting from 45 to 61 sqm depending on the unit.
- Medical clinics: from 47 sqm, and clinics of 70 and 90 sqm also appear.
Commercial activity sits on the ground and first floors, while the second and third floors are set aside for offices and clinics. Some units can be combined to form a larger space, which matters for activities that need mid-sized areas such as labs and specialized medical centers.
When comparing floors, remember that shops on the ground and first floors have the highest price per sqm because they are the most visible, while offices and clinics on the upper floors have a lower price per sqm. They depend, however, on the owner’s ability to attract clients or tenants, and medical offices, for example, need a variety of specialties inside the building to succeed.
Annex 26 Prices and Payment Plans
Annex 26 prices start from EGP 5.85 million for offices and clinics, while other prices start from EGP 6.5 million for offices and clinics and from EGP 6.95 million for shops (as of October 2026). The price per sqm starts from EGP 183,000 for commercial units and from EGP 119,000 for administrative and medical units.
The announced payment plan is a 5% down payment with installments up to 10 years, with a reservation deposit of EGP 100,000 for commercial units and EGP 50,000 for administrative and medical units. Other plans of 6 to 8 years appear in the calculator on the same page, so we confirm the plan in force when you reserve. Delivery is announced for 2028 for administrative and medical units, with no clear announced date for commercial units.
Since a 5% down payment looks low, work out the full monthly or annual installment over 10 years before you buy and compare it with the expected rent, because a small down payment raises the later installments.
The Developer: Arqa Developments
The developer is Arqa Developments, chaired by Eng. Helmy Abbas. The company has worked in the Egyptian market since 2019. Arqa’s work includes projects in New Cairo and the New Administrative Capital, among them i Business Park, in addition to Annex 26, its most prominent October launch.
Services and Facilities
The project’s facilities include:
- A food court, a conference hall and cinema halls.
- A hypermarket, a pharmacy, first-aid clinics, bank branches and ATMs.
- Green areas, a fountain and a secure two-level garage.
- CCTV, power generators, a fire-fighting system and designated smoking areas.
- Round-the-clock customer service.
These facilities matter more for medical and administrative activities because clients look for one place that gathers services: a pharmacy near the clinic, a bank near the office, and a restaurant nearby to host staff and visitors. That is why mixed-use projects work better when run under a single operating umbrella, and it is a question we advise you to put to the developer before reserving: who will manage the building after handover, and at what fees?
Before you reserve, it is best to decide whether your goal is self-operation, renting or resale. Each goal has a suitable floor, a suitable size and a suitable payment method, and we will suggest the best-fitting unit for your goal and budget.
