Badr Downtown Mall Badr City is a commercial, administrative, medical and entertainment complex under construction, developed by El Zaeem Group Developments in the centre of Badr City, east of Cairo. The project covers 64,000 square metres in 3 phases. The first and second phases are complete and sold out, while the third phase is currently on offer.

About Badr Downtown Mall

At more than 64,000 square metres, this is one of the larger complexes in Badr City. It combines retail shops, medical clinics and administrative offices, and the third phase adds units for a bank cluster, hotel units, conference halls and cinema halls. It sits in the middle of a residential area of around 10,000 people, which gives it an existing customer base of residents, students and people who work in the city.

Prices and details change constantly. The price list was last updated on 4 May 2026, so we go through the current figures with you before any reservation.

Location of Badr Downtown Mall Badr City

Aerial view of Badr Downtown Mall in Badr City

The mall is in the centre of Badr City (the Downtown district), about two minutes from the Suez Road and five minutes from the New Administrative Capital. It is close to Badr University and to residential projects such as Dar Misr El Shorouk and Walid Yard Residence. The location combines residential and student density with access to the main roads linking Cairo and the New Administrative Capital.

The project is close to areas that are already inhabited, and we can send you the exact location map on WhatsApp. Badr City is a second-generation city that is expanding quickly, so the project suits a buyer who wants to enter retail and services in an area with a growing population. Keep in mind that current density is lower than in mature areas such as the Fifth Settlement or El Shorouk.

Unit Sizes and Types

The project offers three main types of units:

  • Commercial units (shops) on the ground and first floors.
  • Clinics and medical units.
  • Administrative offices on the upper floors.
  • In the third phase: bank units, hotel units, conference halls and cinema halls.

Unit sizes start from 43 square metres and reach about 70 square metres or more for the larger units. The project includes a promenade announced at “1,000 metres” without saying whether that is a length or an area, so we do not rely on it when assessing the project.

Badr Downtown Mall Prices and Payment Plans

Prices at Badr Downtown Mall start from EGP 4.5 million (EGP 4,504,729), based on the published starting price, as of the October 2026 update. The price per metre starts from EGP 48,875 on the second floor and reaches EGP 181,500 on the ground floor, broken down as follows:

  • Ground floor: EGP 137,500 to EGP 181,500 per metre.
  • First floor: EGP 71,875 to EGP 97,750 per metre.
  • Second floor: EGP 48,875 to EGP 74,750 per metre.

The published starting price looks high compared with the per-metre prices on the upper floors, so it may be the price of one specific unit. Do not rely on it before checking the official price list for the unit you want.

Announced payment plans:

  • 40% down payment at contract signing.
  • Installments over up to 5 years.
  • 15% cash discount.
  • Maintenance deposit of 8% of the unit price.

Handover is immediate in the first and second phases. The third phase is under construction and has no announced delivery date, so ask the sales team for the timeline before reserving.

The Developer

Commercial frontage and shops at Badr Downtown Mall

The developer is El Zaeem Group Developments, founded in 2006 and chaired by Abdel Rahman El Zaeem. Its projects in Badr include Lora Compound, Downtown and Misr Mall. In November 2024 the company announced the launch of Lora Compound with targeted sales of EGP 1.2 billion, the first smart compound in Badr City. The founding year is reported differently in different places, so we recommend asking the company about its track record and delivered projects.

Facilities and Services

The mall provides:

  • A fire-fighting system, a car park, 24-hour security and surveillance cameras.
  • Emergency stairs, lifts, ATMs and high-speed internet.
  • Meeting rooms, cleaning and regular maintenance.
  • A children’s play area, restaurants, cafes and shops.
  • A bank cluster, clinics and medical centres.
  • A promenade of 1,000 square metres.

Who Is Badr Downtown Mall For?

The mall suits an investor who wants a commercial unit, an office or a clinic in Badr City at a lower entry level than El Shorouk or the Fifth Settlement, and anyone looking for units ready for immediate handover in the early phases. If you buy in the third phase, confirm the licensing, the timeline and the unit types on offer. Before buying, compare the expected rental yield with the purchase price and with occupancy in neighbouring malls, and do not rely on yield figures that are quoted without backing.

How to Read Price Differences Between Floors

Prices per metre in the mall vary widely by floor. On the published figures, the ground floor costs at least about twice as much per metre as the second floor. That gap is normal in malls, because a ground-floor frontage brings more foot traffic and higher rent. An investor who wants a high rental return therefore picks a ground-floor or first-floor unit, while clinics and offices suit the upper floors at a lower entry price. The higher the unit price, the more important it is to study the rental yield and try out the area before buying.

What to Check Before Reserving

  • The unit’s phase (first, second or third) and its actual handover status.
  • The activity the unit is allowed to host (commercial, administrative or medical) and its licences.
  • The unit’s position inside the mall and its distance from entrances, lifts and stairs.
  • Maintenance and management fees, the 8% deposit and when it is due.
  • The total unit price, not only the price per metre, because the figures published on a single page are not consistent.

Why Buy Through West Capital

  • We confirm the current prices for each floor and unit type, because the available data shows varying prices.
  • We compare Badr Downtown Mall with malls in Badr City and El Shorouk on price, down payment and handover.
  • We follow the reservation and contracting with the developer until you receive the unit, with no extra fees for you.
  • We help you assess the expected return by activity type and unit location.
  • We send you the location map, project photos and the price and size schedule on WhatsApp as soon as you ask.
