About Cala Residences Katameya Coast

Cala Residences is the second phase of Katameya Coast and has 200 units (keys) designed by VERFORM. The plan is built around a 45,000 square meter crystal lagoon, an island, swimming pools and open spaces. The buildings step from a ground and first floor up to four floors on successive platforms, and units are delivered furnished and air-conditioned.

The project is also shown as “Cala Residences North Coast (Crystal Edition)” on some pages, which is the same name for the same project. It is classed as apartments and also shown as chalets, duplexes and penthouses, so the label varies by phase while the areas are the same.

Cala Residences location and kilometer

The project is in Katameya Coast in Ras El Hekma, at kilometer 184 on the Alexandria-Matrouh coastal road, and it may be counted at kilometer 180 depending on the measuring point. It faces the international coastal road directly and sits on the North Coast in the Ras El Hekma area, which runs from roughly kilometer 178 to kilometer 238.

The FAQ shows a start of EGP 12,100,000, the launch price at the top of the page is EGP 14 million, and a unit page shows a price starting from EGP 14.4 million for one bedroom, so the realistic range is EGP 12 to 14.4 million depending on the listing date.

The announced payment plan is a 5% down payment with installments up to 8 years. One current offer lists a plan with a 5% down payment and a further 5% after 3 months, then equal installments over 8 years. Delivery is in December 2030, and execution began on 20 August 2026.

The developer is Starlight Developments, now known as Katameya Group, led as chief executive by Eng. Sherif Abou Taleb, and the company has been active since the 1990s. Abou Taleb said the company is investing EGP 3 billion in Katameya Coast, and the works were awarded to Redcon Construction.

Katameya Coast sits inside Ras El Hekma, which spans about 40,600 feddans.
