Fountain Park New Cairo is a gated villa community under construction in the Fifth Settlement, developed by Orientals for Urban Development (OUD). It extends over about 128 feddans, with only around a fifth set aside for building. As of October 2026, villa prices start from EGP 16 million with a 10% down payment and installments over up to 10 years. Delivery is in the fourth quarter of 2027, after construction began in June 2024. Some figures need confirmation from the developer, because the current offers do not agree on a single price.

About the Project

Fountain Park is a gated residential community built around gardens, green walkways and fountains. The residential area is about 25.6 feddans, and green space exceeds 100 feddans out of the 128 total. The project has around 127 villas on 25 feddans, a figure consistent with its low density.

The units are standalone villas. Descriptions sometimes mention residential apartments, but the unit table lists villas only.

Fountain Park Location in the Fifth Settlement

The project is in the Fifth Settlement in New Cairo, in the Golden Square area, close to the Ring Road and the Middle Road. The 90th Street is about 5 minutes away, the American University in Cairo about 10 minutes, Cairo Festival City Mall about 10 minutes, Al Rehab City about 15 minutes and Cairo Airport about 25 minutes. Future University is within 10 minutes and Madinaty about 30 minutes.

It neighbors well-known districts and communities in the Fifth Settlement such as Lotus, Narges and Andalus, and is close to Point 90, Concord Plaza and Cairo Festival City malls, so daily services are minutes away.

Unit Sizes and Types

The units are villas with a relatively high bedroom count:

• 6-bedroom villa: 200 to 240 sqm, with prices starting from EGP 16 million.
• 7-bedroom villa: 250 to 340 sqm, with prices starting from EGP 20 million.
• 8-bedroom villa: 300 to 440 sqm, with prices starting from EGP 24 million.

Standalone villas range from 425 to 1,000 sqm of land, and resale units of 500, 800 and 1,000 sqm are available with private gardens and swimming pools. The difference between the two sets of figures may come from one quoting built-up area and the other plot area, so ask for both the built-up and land area before comparing. The finishing level is not specified in either listing.

Because the villas are large, Fountain Park suits extended families and anyone who wants a standalone home with a garden and a private pool. It does not suit those looking for a small apartment or a low entry cost. In that case, compare the project with nearby villa communities before deciding.

Fountain Park Prices

Villa prices start from EGP 16 million for the 6-bedroom villa, with a launch price of EGP 28 million stated on the project card. Resale units start from EGP 27,675,000, and units from the developer start from EGP 16 million. The average price per meter is about EGP 49,729.

There are around 23 resale units in the project. Prices rise with plot size and bedroom count and change from phase to phase, so contact us for the latest list. When judging a price, always compare the unit price, the price per meter and the actual plot size, and check the cost of finishing, landscaping and the pool, since these may not be included in the announced price. Payment Plans and Delivery

The announced plans differ by listing:

• 10% down payment at launch.
• A banner mentions a 5% down payment with installments over 10 years, while the calculator is set to a 10% down payment over 8 years.
• 10% down payment with installments over 7 years.

Delivery is in the fourth quarter of 2027 (30 December 2027). One listing also notes that the project may be sold out, so confirm the villa you want is available before booking a viewing.
