Its area is given as 72 feddans in one place and 74 feddans in another, so we state 71 feddans as an approximate figure. Units are handed over fully finished, with granite and marble entrances and electric elevators. The developer does not build standalone villas here; the product is apartments, duplexes and penthouses.

The project is in New Cairo within the Southern Investment Zone, and also in the Golden Square of Fifth Settlement, two geographic descriptions of one nearby location. Road 90 is about 5 minutes away, the Ring Road about 10 minutes and the airport about 15 minutes. The American University and the airport are about 10 minutes away, central New Cairo 8 minutes, Road 90 3 minutes and the Ring Road 7 minutes. Units range across apartments, penthouses and duplexes. The layouts break down as follows:

• 2-bedroom apartments: 123 to 151 m2 (four models: 123, 130, 139 and 151).
• 3-bedroom apartments: 152 to 168 m2 (six models).
• 3-bedroom penthouses: about 193 m2 with two bathrooms.
• Apartments from 125 to 200 m2 and penthouses from 207 to 234 m2; the Trivie phase has units from 129 to 207 m2.
• Duplexes of about 345 to 354 m2 with seven bedrooms are also available.

Sizes are not fully consistent across listings. Penthouses of 133 to 196 m2 appear in some, against a range of 207 to 234 m2 in others, so we request the floor plan of the actual unit before booking.

Payment plans and handover date

One plan has a 10% down payment with installments commonly over 5 years. Three interest-free plans are also available: 10% down with monthly installments up to 7 years, 20% down with 8 years, or 5% down with installments up to 7 years. The Trivie phase offers flexible plans up to 5 years and cash discounts of up to 32% on unfinished units and 38% on fully finished ones. Handover is set for July 2025 (30 July 2025), the final payment is in progress, and some units are handed over within 3 months of contracting.

Who is the project for? It suits buyers who want a finished apartment or penthouse ready to live in, in a low-density community, without a long wait, and who prefer quick handover to a very long installment plan. Since the units on offer are mostly resales (528 units), check the unit’s title deed, the annual maintenance figures, the utility bills and the actual finishing condition. If you are considering the newer Trivie phase, ask for the handover date written in the contract, because marketing phrases such as “handover in 3 months” are no substitute for a contractual clause. Also ask why there is such a gap between the EGP 14 million launch price and the EGP 20.3 million figure quoted elsewhere.
