It is developed by The Marq Communities, with investments of about EGP 3 billion and around 300 villas. The project is delivered, as handover of the first batches of units has begun, and it is ready. As of November 2026, prices at The Marq start from EGP 15 million (and from EGP 8.45 million for some units), with a 5% down payment and installments over up to 8 years. The delivery date was December 2025, and actual handover of the first batches began in 2025.

About The Marq

The Marq is a gated compound and one of the developer’s flagship projects, with townhouses, villas and twin houses overlooking green spaces and water features. In February 2024 the company confirmed its commitment to deliver the project on time, with EGP 3 billion in investments and about 300 villas and themed gardens. The developing entity is The Marq Communities. The Address Development launched the project in 2019, in partnership with the Saudi company Al Fozan.

Location of The Marq Fifth Settlement

The project is in the Golden Square in the Fifth Settlement of New Cairo. Approximate travel times are: about 3 minutes to the American University in Cairo, 5 minutes to Point 90 Mall, 7 minutes to Cairo Festival City, 10 minutes to the Ring Road exit (90th Street), 12 minutes to Cairo Airport, and 15 minutes to central New Cairo. It faces the Dorra project and sits next to Mountain View iCity, Palm Hills, Mivida, Fifth Square and SODIC.

The units at The Marq include:

• Three-bedroom townhouses: from 176 to 208 sqm (models of 185, 200 and 208 sqm).
• Two-bedroom villas of 120 sqm, three-bedroom villas of about 225 sqm, and villas from 175 to 200 sqm.
• Twin houses: from 230 to 245 sqm with 4 to 5 bedrooms.
• Private gardens from 40 to 150 sqm for residential units, and plots of up to 440 sqm for standalone villas.

The project is a community of villas, townhouses and twin houses, and the available model changes from one phase to another, so ask which units are available before you reserve.

Prices differ between new units and resale units. These figures are as of November 2026:

• The announced price is EGP 15 million for the townhouse and the small villa.
• Unit prices start from EGP 8.45 million. Resale starts from EGP 11.96 million, and listings in the sales pool start from EGP 10 million.
• The average price per meter is about EGP 77,000, with a range between EGP 50,000 and 104,000.
• The “The Marq Gardens” phase has three-bedroom villas from EGP 14.2 million, at 224 sqm.
