INK Mall Sheikh Zayed is a commercial, administrative and medical complex by Delta Capital Developments, the company’s first commercial project in west Cairo. It sits in the Eastern Expansions of Sheikh Zayed City directly opposite Palm Hills, close to the 26th of July Axis and the Dahshur Link, on about 7 feddans in 3 buildings of ground floor plus 3 typical floors. INK prices start from EGP 4.3 million for a medical clinic as of November 2026, with a 5% down payment and installments over up to 8 years. Delivery is announced for 2029. The project name is also written INK Mall or Ink, and it is a single project by Delta Capital.

About INK Sheikh Zayed

INK combines three uses: retail shops on the ground floor, where footfall is highest, and administrative offices and medical clinics on the quieter, more private upper floors. The plan is built around an open central plaza with fountains, water features and a restaurant and cafe area, with panoramic elevators and escalators between floors. The project’s official name is INK and its tagline is “Mark Your Success”.

Its location near large residential communities such as Palm Hills and Swan Lake October also lets clinics, offices and shops serve the residents of these communities and the surrounding areas.

Unit sizes and types

Unit sizes start from 30 sq m for clinics and step up by type as follows:

  • Medical clinics: about 30 to 33 sq m.
  • Administrative offices: from about 52 sq m.
  • Retail shops: 40 to 50 sq m, with most models around 45 sq m.

Sizes vary by floor and building, so ask for the floor plan of the unit that interests you. The developer has not announced the total number of units, so ask about it when you reserve.

INK Sheikh Zayed prices

Prices vary slightly by floor and building (as of November 2026):

  • Medical clinics: EGP 4.29 to 4.3 million.
  • Administrative offices: EGP 5.5 to 5.7 million.
  • Retail shops: EGP 7.8 to 8.5 million.

The cost per meter ranges from EGP 110,000 to 170,000 depending on unit type and floor. Prices do not include maintenance fees and change from one phase to another, so compare before deciding.

Who does INK suit? A doctor looking for a finished clinic with an entry price from EGP 4.3 million, an investor who wants an administrative unit or a shop opposite a large residential community, and a business owner who wants a frontage on an open plaza. On the other hand, we advise you to confirm the administrative and medical licensing of the building, the delivery date written in the contract, and the cost of fitting out the shop, since it is delivered as red brick.

INK payment plans

The most common plan is a 5% down payment with installments over up to 8 years, and another plan with 7 years of installments is available in some phases. As an estimated example for a clinic priced at EGP 4.29 million: a down payment of about EGP 214,500 and a monthly installment of roughly EGP 42,400 over 96 months. Delivery varies by phase between 2029 and 2030. Clinics and offices are fully finished, while shops are delivered as red brick (Core & Shell) for the owner or tenant to fit out.

Facades of the INK Sheikh Zayed commercial building

The developer is Delta Capital for Urban Development, a company founded in 2015 and known for its projects on the Mediterranean coast of the Nile Delta, most notably ISLA in New Mansoura in partnership with Nations of Sky. In 2026 the company announced a partnership with Emirates Global (EGRI) to launch mixed-use projects with investments estimated at around USD 500 million. INK marks its entry into the west Cairo commercial market.

Facilities and services

The announced facilities of the project include:

  • A spacious underground garage and secured parking, and electric vehicle charging stations.
  • Central air conditioning, ultra-fast internet and a smart building system.
  • Panoramic elevators and escalators.
  • A central plaza with fountains and a restaurant and cafe area.
  • An equipped gym, a children’s area and green spaces.

INK compared with nearby malls in Sheikh Zayed

INK differs from most malls in the area in unit size, entry price and payment method. Prices at Izar Plaza start from EGP 13 million as of November 2026 with a 30% down payment and installments over up to 3 years, while INK starts from EGP 4.3 million with a 5% down payment and installments over up to 8 years. That means a lower entry price and down payment at INK with a longer payment period. Pixel Plaza and Cube Mall have commercial and administrative activities nearby, and you can compare their unit sizes and occupancy with INK before you decide.

Rental and resale at INK

The project is under construction with delivery announced for 2029, so there are no existing leases yet and we do not quote a specific rental yield. The actual yield depends on the purchase price and the occupancy level after handover, so work it out with us for a specific unit.

Why buy INK Sheikh Zayed with West Capital

Because the project is new and its figures differ by phase, West Capital gives you:

  • An updated list of the units actually available, with their sizes and prices, not just “starting from” prices.
  • An impartial comparison between INK and neighboring malls in Sheikh Zayed on unit price, down payment, delivery and expected yield.
  • A review with you of the reservation contract, the delivery schedule and the finishing type before any payment.
  • Follow-up of the reservation and contracting through to handover, with no extra fees for you.
