Latin City New Alamein (also marketed as Il Latini City Edge) is a residential project by City Edge Developments inside the Latin District of New Alamein City. Its status ranges between ready for handover and under construction until December 2026. The project covers 404 feddans, and prices at the Latin District start from EGP 4.6 million, the announced launch price for apartments (latest update October 2026), with a 5% down payment and installments of up to 9 years. On this page we set out the figures by phase. To compare with City Edge’s other project, see Downtown New Alamein compound.

Location of the Latin District and its kilometer

The project is in the Latin District of New Alamein City on the international Alexandria-Matrouh coastal road. No specific kilometer is given for the project. The Latin District is a full residential district of the city, not a standalone coastal village, so the exact location depends on the building or residential group you choose inside the district.

The project is close to New Alamein’s services and beaches. The Latin District was also not among the 3,000 units delivered under the “Sakan Masr” program in the city (September 2025).

Sizes and available units

The project includes studios, apartments, duplexes and villas ranging from 70 to 248 m². Apartment sizes by number of bedrooms are:

  • One-bedroom apartment from 66 to 125 m².
  • Two-bedroom apartment from 120 to 176 m².
  • Three-bedroom apartment from 173 to 206 m².
  • Four-bedroom apartment from 230 to 235 m².

Other figures also appear in the project’s FAQs, such as a 46 m² studio, so the figures above are the most consistent across the material.

Prices in the Latin District

Prices in the Latin District start from EGP 4.6 million, the launch price under the Il Latini name, while the Latin City material shows a launch price of EGP 13 million and gives EGP 7.3 million as the start for a four-bedroom apartment. We also see apartments between EGP 5.4 and 14 million for areas from 137 to 174 m².

The market also has resale listings, including a chalet from EGP 5.26 million and a studio from EGP 4.26 million. All of these are temporary figures that change with the floor, the view and the payment stage, so speaking to an adviser is the most accurate way to get the units available today.

The conflict in launch prices may be because each figure belongs to a different unit or phase, with the lower figure fitting the smallest apartments and the higher fitting larger models or a newer phase. This explanation is not confirmed by the developer, so we rely on the list of units actually available that we get when you contact us.

Payment plans and delivery

The launch plans show a 5% down payment across all three payment plans, with installments of up to 9 years (options of 5, 7 and 9 years). The Latin City FAQs mention installments of up to 12 years, and a resale listing also shows a 5% down payment over 12 years.

Delivery is given as the third quarter of 2025 (August 2025) under the Latin City name, and December 2026 under the Il Latini name, where construction began in May 2025. The first looks older and the second newer. We do not rely on either date without the developer confirming the date for the building you are interested in.

The developer City Edge

The developer is City Edge Developments, founded in 2017 as a partnership between the New Urban Communities Authority and the Housing and Development Bank. It is a state-backed developer. Besides the Latin District, the company markets Downtown New Alamein, and you can see the differences between the two projects on the Downtown New Alamein compound page.

The Latin District versus Downtown New Alamein

The two projects differ although the developer is the same. The Latin District is a residential district of 404 feddans that offers apartments from one to four bedrooms with a large central club, and its announced prices start from EGP 4.6 million. Downtown is a smaller project of 31 feddans that combines apartments and penthouses with retail, and its prices start from EGP 8.4 million. Apartment sizes in the Latin District start from 66 m², against 111 m² for the smallest apartment in Downtown, which explains the price gap.

Who the Latin District suits and tips before reserving

The project suits buyers looking for an apartment on a lower budget in New Alamein with extended installments. Small apartments suit summer use or renting out, while three- and four-bedroom apartments suit families. Before reserving, ask about the exact phase and building, and ask for the delivery date to be written into the contract, because the figures in circulation give both August 2025 and December 2026. Make sure the price you saw belongs to the unit itself and is not an old launch price.

The figures show large price differences by phase (from EGP 4.6 to 14 million), so we go through what is actually available with you, by unit and floor, before you pay any down payment.

Services, club and facilities

The main services in the district:

  • A large central club with an area of 100,000 m².
  • A gym, several swimming pools, and tennis and basketball courts.
  • Gardens, walking paths and green spaces.
  • Views, a seafront promenade and beach access.
  • Shops, restaurants, round-the-clock security and surveillance cameras, and maintenance services.
  • Under the Il Latini name: a concierge service, gym, sauna, games room, business offices and service parking.

We advise asking us about the services actually delivered, because the service list in the offers combines what is planned and what is built.
