Marina 7 North Coast is the last of the seven Marina El Alamein villages. It has a high share of villas overlooking the sea and the lagoon, and sits next to the new Marina 8 being developed by Saudi Egyptian Developers. Marina 7 has a large resale supply (86 units in October 2026), ranging from small chalets to first-row villas above EGP 90 million.

On this page West Capital covers the location, unit sizes, prices, how payment works on resale and the services, with tips to help you judge units.

Marina 7 North Coast location

Swimming pool and garden with a sea view at Marina 7 El Alamein

Marina 7 is inside the Marina El Alamein resort, which runs roughly from Km 94 to Km 105 of the Alexandria-Marsa Matrouh road, and sits about 5 minutes from Marina 8. A coastal promenade of roughly 2,750 metres links Marina 7 and Marina 5, so moving between villages on foot or by golf cart is possible. The area is also close to the New Alamein towers and El Alamein International Airport.

To learn more, see Marina 8, Marina 5 and the Marina El Alamein guide.

Marina 7 unit sizes and types

(October 2026) Marina 7 has about 86 units: 47 chalets, 31 villas, 5 apartments, 2 twin houses and one duplex. Chalets start from 60 sqm and reach 168 sqm, as follows:

  • Chalets: from 60 to 168 sqm with two to four bedrooms.
  • Apartments: about 134 sqm with two bedrooms, some with a 42 sqm private garden.
  • Villas: from 263 to 400 sqm with four to six bedrooms, many of them first row on the sea or the lagoon.
  • Twin houses: 346 sqm with four bedrooms, and a five-bedroom duplex on resale.

Marina 7 North Coast prices

Prices at Marina 7 start from EGP 2.7 million for small units (60 sqm), as of October 2026, while full two- or three-bedroom chalets start from around EGP 7 million. Prices fall roughly like this:

  • Chalets (60 to 168 sqm): EGP 2.7 to 13 million, averaging around EGP 11 million for the larger sizes.
  • Chalets of 125 to 165 sqm: EGP 7.1 to 12 million.
  • Apartments (134 sqm): around EGP 6.57 million.
  • Twin houses (346 sqm): around EGP 24.5 million.
  • Villas (263 to 400 sqm): EGP 16 to 95 million, averaging around EGP 48 million.

The big gap in villa prices comes down to the row from the water: first-row sea villas are listed between EGP 46 and 95 million, and villas in the back rows between EGP 16 and 35 million. These are asking prices and can be negotiated.

How payment works at Marina 7

Marina 7 does not offer new units on a developer plan. Units are sold by owners, and phrases such as “token first payment” or “long-term plan” appear in listings. These apply to resales, and they may refer to units in neighbouring projects and do not necessarily reflect the terms in this village. So:

  • Do not rely on the listing’s title; ask for the documents and confirm the actual project name.
  • Put any installment agreement in a written contract with clear guarantees.
  • Check that annual fees and any overdue amounts on the unit are paid.
  • Compare the price with similar units in the same row.

The developer and owning body

Marina 7 is part of the Marina El Alamein resort created by the New Urban Communities Authority through its Tourist Villages Agency, and there is no single developer for the village. The resort covers about 3,952 feddans with a 17 km coastline, and has seven gates, with the main commercial centre at the second gate. Next to it is the new Marina 8, developed by Saudi Egyptian Developers.

Services and the beach at Marina 7

Marina 7 residents benefit from the beaches, the marina, the artificial lakes, the resort’s eight hotels, its medical centre, a supermarket, cinemas and the Porto Marina commercial area. Villas in this village have gardens, private pools and direct sea or lagoon views, and listing photos show wide green lawns and shaded outdoor seating.

Reading the Marina 7 supply by row

Villas in Marina 7 split by position: first row directly on the sea, then the second row, then rows facing the lagoon or the lake. 400 sqm six-bedroom villas in the first row appear at around EGP 75 and 95 million, a 360 sqm villa at around EGP 46 million in the first row on the lake, and a 350 sqm villa at around EGP 35 million in the second row (the listing title says Marina 6, so confirm its location). Another 280 sqm villa is around EGP 23 million, and a 263 sqm villa is around EGP 16 million in the first row on the sea (as the listing title states). The row alone can raise or lower the price by tens of millions.

For chalets the row matters less for price, but it is still clear: a 129 sqm two-bedroom chalet with a sea view at around EGP 7.9 million, a furnished 150 sqm chalet at around EGP 12 million, and a 165 sqm three-bedroom chalet at around EGP 10 million.

Tips before buying in Marina 7

  • Check the unit’s position on the map and that it really sits in the row advertised.
  • Ask for a notarised contract from the original owner or an approved assignment deed.
  • Inspect the insulation, the air conditioning and the private pool if there is one before negotiating.
  • Ask about annual fees, shared services and any overdue amounts.

Buying in Marina 7 suits those who want to be close to the new Marina 8 and to the coastal promenade that links the villages. But compare buying an existing villa at the listed price with newer projects that deliver in several years on long installments, and we show you both in numbers.
