Telal North Coast location and the kilometer marker

The village is at Kilometer 143 of the Alexandria-Marsa Matrouh desert road in Sidi Abdel Rahman, and is also known as Telal Alamein. Travel times: the private beach and marina 2 minutes, La Vista Bay 5 minutes, Marassi 10 minutes, the center of Sidi Abdel Rahman village 15 minutes, central New Alamein 20 minutes, and Alexandria about 3 hours.

Telal North Coast prices

Prices at Telal North Coast start from EGP 6.1 million for a two-bedroom apartment (99 and 108 m²), from EGP 6.7 million for a three-bedroom apartment (130 m²), and from EGP 12 million for a townhouse (140 and 150 m²). By our rough calculation, the two-bedroom apartment works out at about EGP 56,000 to 62,000 per meter, and the townhouse at about EGP 80,000 per meter. Resale listings show higher prices depending on closeness to the sea and the finishing, including units at about EGP 12 million. Prices and availability can change at any time, so we confirm the current price and booking terms before any transfer, and we ask for a payment schedule signed by the company.

The developer: Roya

The village is developed by Roya Developments, registered as Roya For Real Estate Company. It also develops Telal Sokhna and Telal Shores in Ain Sokhna. One record says the company has been in the market since 2007, with no other details clearly published, and a statement from its CEO Mohamed Adel points to the launch of the Telal projects. The commercial name differs in some records (Roya or Rawad), so ask for the commercial register of the contracting company before you pay.

Telal North Coast vs Telal Sokhna

The developer carries the same name on both coasts, but the terms differ. On the North Coast, prices start from EGP 6.1 million with a 10% down payment, 7 years of installments and delivery in December 2026. At Telal Sokhna, prices start from EGP 6.3 million with a 5% down payment, 10 years of installments and delivery in February 2030. In short, buying on the North Coast gets you faster handover with higher installments, while Sokhna gives you lighter installments and a longer wait. Choose by how you will use it: the North Coast for summers, and Sokhna for year-round closeness to Cairo.

What to check in a unit close to delivery

• The actual progress of the building and of the facilities delivered with it, such as the pools and the club.
• The finishing specifications and the readiness of electricity, water and drainage.
• The maintenance amount, the owners’ association contract and when it starts to be charged.
• Whether the stated distance to the beach (2 minutes by car) suits how you will use the unit.

Check the actual progress on site before you pay, the written delivery date and finishing, the total area of the project, and the operating facilities available at handover, and compare it with the neighboring villages at Kilometer 143.

Personal use and summer rental

The village is marketed for both personal use and summer rental, with a “quiet luxury” character and units designed for sea views and natural ventilation. There is no confirmed rental yield. To judge the rental case, compare summer-season rents in the neighboring villages (La Vista Bay and Marassi) with the unit price, count the maintenance and management fees, and do not rely on promises of yield. If you will use the unit yourself, ask about the rules for hosting guests and entry permits.
