Mindset presents itself as Egypt’s first integrated work-and-life concept. It includes offices, retail units and office villas with a modern design, climbing plants, water features, open spaces and neutral interior colors, developed with specialist international firms. The name is explained as a philosophy of working with a creative mindset.

The project covers 30 feddans, or about 126,000 sqm, and a large share of the land is set aside for leisure and services. The project page does not publish the number of units, the number of buildings or their height, so we cannot estimate the scale of the project accurately. We recommend asking the company for the master plan and the building ratios.

Mindset New Zayed location

The project is in New Zayed, west of Cairo. Travel times are as follows:

• Sphinx International Airport: 5 minutes.
• Dabaa Axis: 6 minutes.
• 26th of July Axis, Mall of Arabia, Mall of Egypt, the Dahshur Link, 6th of October University, Juhayna Square and Remaya Square: minutes away, without a specified time.

The location map published with the project shows its position relative to Sphinx Airport and the main axes. We advise testing the route to and from your workplace before booking, because the area is still under development.

Unit sizes and types

We list three large office villas:

• A corner town office villa of 560 sqm.
• A town office villa overlooking a garden, of 552 sqm.
• A twin office villa of 1,110 sqm (the page titles it “110 sqm”, which is a typo).

Unit sizes start from 82 sqm, for Terrace Offices ranging from 82 to 135 sqm. The project therefore serves two groups: the owner of a small office from 82 sqm, and a company looking for a full headquarters of more than 500 sqm.

Mindset prices

Mindset prices start from EGP 9.5 million, which is consistent with the smallest Terrace Office of about 82 sqm at roughly EGP 110,000 per sqm. The list of large units shows these prices: a 552 sqm office villa at EGP 63.65 million, a 560 sqm villa at EGP 64.4 million, and a 1,110 sqm villa at EGP 127.65 million, at a price per sqm of around EGP 115,000.

A cash-payment discount of 24% is offered (saving EGP 15.28 million on the smallest office villa). We recommend asking the sales team about the current discount.

Mindset inside Being West

Mindset is the administrative part, covering 30 feddans out of about 150 feddans in total, roughly a fifth of the project. This means that buying here is not buying a residential compound, but a headquarters or office inside a larger community surrounded by apartments, which is an advantage for companies that want their staff close to housing. By our calculation, a 552 sqm office villa at EGP 63.65 million requires a down payment of about EGP 3.18 million on the 5% plan, then a monthly installment of around EGP 560,000 over 9 years. That figure needs a clear feasibility study before you book. An 82 sqm office requires far less, but it still depends on the administrative area succeeding in attracting companies.

Payment plans

A 5% down payment and installments over up to 9 years, equal and with no interest or extra fees, payable monthly, quarterly or semi-annually. The lowest monthly installment is about EGP 560,000 for the 552 sqm villa, a figure consistent with a 5% down payment and 108 monthly installments.

We expect delivery between 2027 and 2029, about 4 years from contract, so we treat this range as an estimate.

The developer: Landmark Sabbour and LA7

The developer is Landmark Sabbour Real Estate Development (LMD), founded in 2007. It is presenting the project in partnership with LA7, which provides free gym and spa membership to unit occupants. The company builds other residential projects in New Zayed, including Royal Lake, but this administrative project is a different kind of undertaking, so ask about the company’s experience in operating and managing office buildings after handover.

• High-speed internet and fire protection systems in all units.
• Restaurants and cafes with discounts for offices, and a children’s play area.

This is a marketing list for a project that has not been delivered. Ask which services are covered by maintenance fees and when each one opens, how many parking spaces are assigned to each office, whether parking is free for visitors, and whether the company will run the restaurants and cafes itself or lease them to independent operators, because these details shape the daily experience of staff and clients.

How to assess a purchase in a new administrative project

An investment in an office or office villa depends on tenant demand more than on the purchase price. Ask about the developer’s leasing plan, whether there is an anchor tenant, the share of units set aside for rent versus sale, and the cost of interior finishing that falls on the buyer. Compare the rent of a similar office at NMQ Mall or The Gate Plaza in established Sheikh Zayed, so you know the real yield before committing a large sum to a project that will be delivered years from now.
