Zed Strip West Mall Sheikh Zayed (ZED Strip West Mall) is a commercial, administrative and medical building by Ora Developers inside the ZED West community in Sheikh Zayed, currently under construction. Zed Strip prices start from EGP 8.5 million as of October 2026, with a 5% down payment, installments over up to 7 years and delivery in 2029. The project covers 60 feddans.

About Zed Strip

Zed Strip presents itself as an integrated business community with offices, clinics and retail shops on a busy commercial frontage. ZED Park and ZED Strip are part of the ZED West project, which sits on 60 feddans. That figure belongs to the parent community and not to the Strip alone, so we do not read it as the area of the Strip building.

As of the May 2025 update, the project was fully sold, and the three units on offer are sold. This means that what is available is most likely resale units from previous owners, and resale prices differ from the company’s prices. The page also contradicts itself: in one paragraph it places the project in the Fifth Settlement on the Suez Road, while the other paragraphs confirm it is in Sheikh Zayed.

Zed Strip Sheikh Zayed location

The project is in Sheikh Zayed, close to the Cairo-Alexandria Desert Road, the Regional Ring Road and the 26th of July Axis. The pages list the following travel times:

• American Plaza: 8 minutes and 10 minutes.
• Hyper One: 9 minutes and 10 minutes.
• Arkan Plaza: 11 minutes.

The project overlooks ZED Park, and its address is on Al Horreya Street in Sheikh Zayed. These minute estimates change with congestion, so test them before buying.

Unit sizes and types

The available units include the following:

• Shops of 100, 110 and 117 sqm.
• Offices of 120, 123 and 174 sqm.
• Pharmacies and clinics of 180, 200 and 210 sqm.
• Offices of 70, 150 and 250 sqm.

Sizes range from 97 to 250 sqm, and may start from 80 to 150 sqm in some units, so we treat the wider range as approximate. The unit cards show rooms and bathrooms for commercial units, which are most likely template data and not actual rooms.

Zed Strip prices

Zed Strip prices start from EGP 8.5 million for a 70 sqm office, from EGP 17.25 million for a 150 sqm office and from EGP 28.75 million for a 250 sqm office, as updated on 17 May 2025. The starting price is EGP 8,453,500 for units from 97 to 250 sqm. By our calculation these prices come to about EGP 115,000 to 121,000 per sqm.

On the other hand, the page header shows a starting price of EGP 12 million and the sales section EGP 22 million, with an average price per sqm of about EGP 205,000 and an area range between EGP 200,000 and 246,000. We therefore do not treat these figures as final and ask for an updated price list, especially since the available units are most likely for sale from owners.

Payment plans

The data shows several plans that do not agree with each other:

• A 5% down payment and installments over up to 7 years, from an Ora campaign (28 quarterly installments).
• A 10% down payment and installments over up to 6 years.
• A 5% reservation payment, then 5% after three months, then the balance over 6 years, with a 0% down payment in the plan box.

We believe these plans reflect different launch phases, and we cannot say with certainty which one is in force. Delivery is in 2029, or 4 years after contract, so ask for a specific date in the contract.

The developer: Ora Developers

The developer is Ora Developers, owned by businessman Naguib Sawiris. In Sheikh Zayed the company builds ZED West, ZED Towers and Casa Dor, which are covered on separate pages on our site, and it helps to read them to judge the commercial surroundings of the Strip.

Services and facilities

The project includes the following services:

• Round-the-clock security, guarding and CCTV, and electronic gates.
• Underground parking, maintenance and cleaning.
• Restaurants and cafes, a children’s play area and green spaces.
• Power generators, high-speed elevators, fire alarm systems and central air conditioning.
• Meeting rooms, a cinema, a mosque and a health club.

Some of these services belong to the ZED West community as a whole, so ask what is inside the Strip building itself and what it shares with the rest of the community.

Does Zed Strip suit your business

A commercial strip suits service businesses, clinics and small offices that rely on the footfall of ZED West residents and the surrounding areas. Before buying from a previous owner, ask for the original allocation contract and the payment receipts, check the finishing condition (units are delivered fully finished with air conditioning, which you should confirm in writing), and record anything agreed about expected rent in a written contract, because published yield figures are marketing numbers.

How Zed Strip compares with existing Sheikh Zayed malls

The announced price per sqm at Zed Strip (about EGP 115,000 to 121,000) exceeds what many administrative units sell for in existing Sheikh Zayed buildings, so it helps to compare three things: price per sqm and handover condition, the number of actual tenants in an existing building, and the wait until 2029. An existing building gives you immediate rent, while Zed Strip gives you a new building with a larger surrounding community in several years.
