On this page
Monark Residence Mostakbal City is a residential project under construction by Royal Developments on 40 feddans on the Northern Mostakbal Axis, opposite the Madinaty villas. It has about 1,200 units of apartments, duplexes and townhouses, with green space above 70%. Work began in March 2024. The announced delivery is December 2028, and prices start from EGP 4.12 million as of the October 2026 update.
About Monark Residence
The project offers a living experience built around artificial lagoons, a waterfall, a pedestrian bridge and gardens. Each building has a ground floor and six repeated floors, with modern European facades. Its largest phase is The Spine, at 30,000 square metres. Progress has passed 80% and most units have sold.
The project’s engineering consultant is Yousry El Beltagy’s office (YBA). In February 2024 the company also signed a takaful insurance agreement with GIG Egypt Takaful to cover the value of the unit against the risk of payment default in exceptional circumstances.
Monark Residence Mostakbal City location
The compound is on the Northern Mostakbal Axis opposite the Madinaty villas in Mostakbal City. As of October 2026, the main destinations are at these distances:
- Madinaty villas: 2 minutes.
- Al Amal Axis: 5 minutes.
- New Administrative Capital: 10 minutes.
- Cairo International Airport: 25 minutes.
To compare with neighbouring projects, see The Butterfly compound in Mostakbal City and Nyoum compound in Mostakbal City.
The project is close to Madinaty and to the Al Amal Axis, which links Mostakbal City with the Fifth Settlement and the New Administrative Capital. That gives residents quick access to existing job centres and to educational and medical services, and it supports rental and resale prospects.
Sizes and unit types
As of October 2026, unit areas range between 63 and 325 metres:
- One-bedroom apartment or studio: 63 square metres.
- Two-bedroom apartment: 115 to 130 m² (models of 115, 120, 125 and 130).
- Three-bedroom apartment: 140 to 195 m², including a three-bedroom apartment with a living room of 195 m².
- The Spine duplex: 280 m², with some duplexes reaching 325 m².
- Townhouse: 215 m².
Models come in two categories: fully finished with delivery within four years, and semi-finished “core and shell” with delivery within two years for a limited number of units.
Monark Residence prices and payment plans
Monark Residence prices start from EGP 4.12 million for a semi-finished 63 m² apartment, at a per-metre price between about EGP 53,000 and 76,400. The launch price is EGP 5.4 million, a gap that comes from the difference in category and finishing. Prices step up as follows:
- One-bedroom apartment (63 m²): from EGP 4.12 million (semi-finished) and EGP 4.81 million (fully finished).
- Two-bedroom apartment (125 m²): from EGP 6.9 million and EGP 8.28 million.
- Three-bedroom apartment (140 m²): from EGP 7.75 million and EGP 9.29 million.
- Three-bedroom apartment with a living room (195 m²): from EGP 10.35 million and EGP 12.45 million.
- The Spine duplex (280 m²): from EGP 15.15 million and EGP 18.23 million.
The announced payment plans:
- Fully finished: a 5% down payment with installments over 8 years.
- Fully finished: a 5% down payment and 5% after a year, with installments over 9 years.
- Fully finished: a 10% down payment with installments over 10 years.
- Semi-finished: a 12% down payment with installments over 6 years and a 20% discount, or a 20% down payment with installments over 6 or 8 years.
- A cash discount between 40% and 50% and a maintenance deposit of about 7%.
Delivery is in December 2028, and prices change with availability, so contact us to find out what is available.
The difference between the two finishing categories is significant. Semi-finished is cheaper and delivered sooner, within two years, but needs an extra budget for the interior finishing. Fully finished is delivered within four years at a price about 17% to 20% higher depending on the announced category. We help you calculate the total cost of each option, including finishing, the down payment and the first years’ installments.
The developer
The developing company is Royal Developments, founded in 2007 in New Cairo. Its chairman is engineer Sherif Shalaan, and its chief executive is Dr. Karim Shalaan. Its projects include Capital Prime in the New Administrative Capital and Najm compound in the Sixth Settlement, and the newest is Monark Residence in Mostakbal City.
Monark stands out for the variety of its leisure facilities relative to its fairly small size. It brings sport, water leisure, shopping and a hotel together within 40 feddans. That means short distances between units and services, but also a higher building density than the larger compounds.
Amenities and services
The announced facilities include (October 2026):
- Artificial lagoons, a waterfall, four swimming pools and a small water park.
- A kayak dock, a boathouse, a restaurant island and an open-air cinema.
- A boutique hotel and a 5-feddan mall with shops, clinics and administrative offices.
- A botanical garden, a camping island, a parkour area, pet areas and children’s play.
- A sports club, a gym, tennis, padel, football, basketball and volleyball courts, and CrossFit and yoga areas.
- Running and cycling paths around the lagoons, a nursery and a hypermarket.
- Round-the-clock security, electronic gates, underground parking, backup generators and two lifts in every building.
