Total area

The area is 300 feddans, while The Ark announced 330 feddans in December 2024 when launching “Rafts of Ark”, so we show the area as a range of 300 to 330 feddans depending on the phase offered. The company allocates about 70% of the land to green areas and water features, which gives open views and more privacy. The project includes a commercial phase called “Rafts Business District”, whose units start from about EGP 5.2 million.

Design

Rafts has a modern architectural style with clean lines and high-quality facades that blend buildings with green areas and landscaping, and the design carries the signature of architect Raef Fahmy. Apartments use space well and let in natural light, while villas come with private gardens and terraces, wide internal streets and good ventilation thanks to the distances between buildings.

Unit types and sizes

The project includes residential, commercial and administrative units. The company announced areas from 55 to 240 sqm for residential buildings and from 215 to 1,000 sqm for villas. The available models are:

Payment plans

• A 5% down payment, then 5% after 3 months, with the balance over up to 7 years; the newer plan is a 5% down payment with 7 to 7.5 years.
• A 10% down payment with up to 8 years.
• A reservation deposit of EGP 100,000 for residential units and EGP 200,000 for standalone villas.

For example, an apartment at EGP 8 million with a 10% down payment needs about EGP 800,000 down, and the remaining EGP 7.2 million over 8 years is roughly EGP 75,000 per month. This is an approximate illustration only and depends on the actual payment schedule.

Delivery and construction status

The Ark announced at launch a construction period of 3 years. Construction began on 25 May 2025 with expected delivery in December 2027 (Q4 2027). We advise relying on the date written in the contract and asking for the execution schedule.

Things to check before you buy

The project is under construction; ask us for the delivery date. Its large size means the announced services will be completed in phases, so review the order in which phases are built. Prices vary greatly, so get a written quotation. It is also worth asking about maintenance and cleaning fees and when they start to be charged.
