About Montania Gate Sheikh Zayed

Montania Gate is a new project in Everestview’s West Cairo portfolio. The company entered the residential market in this segment in 2021 and already has Montania Gardens and Montania Park (see Montania Park New Zayed). Its place in the company’s West Cairo line-up is given as either fourth or fifth, which does not affect the project’s data.

The plan is based on residential buildings of basement, ground floor, four upper floors and service floors, with a design that lets cars reach the garage directly, freeing more space for green areas. Walid Salah, the company’s Chief Commercial Officer, said the design prioritizes direct access to and from the garage, a deliberate choice to reduce congestion inside the project.

Several named partners are involved in design and operations: Raafat Fahmy for the commercial section, ACE (Mohram Bakhoum) for the overall design, KAD for commercial property management, Vodafone for technology solutions, and Dreams and HSG for consulting and design. Montania Gate Location in Sheikh Zayed

Montania Gate is in the heart of Sheikh Zayed, in the Green Belt area (Green Revolution), directly next to Cairo Gate compound and opposite Dandy Mall, Carrefour and the Smart Village. That puts it on an active commercial and business axis, which helps buyers looking for a home near work, or for a retail or administrative unit in a place with daily foot traffic.

As of October 2026, the project is minutes from Cairo Gate, which gives easy access to the Ring Road, and close to Dandy Mall for entertainment and shopping and to the Smart Village as a main employment center. It also connects to the road network linking Sheikh Zayed with New Cairo, 6th of October and Downtown Cairo, and is near international schools, private hospitals and major shopping centers in Giza.

Unit Sizes and Types

The project offers a range of residential units from studios to penthouses, with sizes from 60 to 260 sqm. Available units start from 77 sqm (October 2026), and the announced models can be summarized as follows:

• One-bedroom apartments: from 77 sqm.
• Two-bedroom apartments: from 127 sqm.
• Three-bedroom duplexes: from 190 sqm.
• Two-bedroom penthouses: from 127 sqm.
• A retail mall of 8,000 sqm, with administrative, medical and hotel components in the master plan.

Studios (starting from 60 sqm) have not yet appeared among the available models, so we recommend asking on WhatsApp about what is open. Sizes and prices for the administrative and medical floors have not been published yet.

Montania Gate Prices and Payment Plans

Montania Gate prices start from EGP 2.7 million (EGP 2,697,500) at the current launch price (October 2026). This is the price of the smallest available model, not of every unit, and the company has not published an official price list or total investment in its launch announcement. Any price for the larger units or upper floors therefore needs direct confirmation.

Three payment plans are announced, from an 8% down payment with installments over up to 8 years, to a 10% down payment with installments over up to 10 years:

• 8% down payment and installments over up to 8 years.
• 9% down payment and installments over up to 9 years.
• 10% down payment and installments over up to 10 years.

The announced delivery date is December 2030, while the launch announcement mentions initial delivery of the residential units within 3.5 years of launch, which is around the first half of 2030. That gap means the first batch may arrive months before the project’s general date, and we recommend fixing the contractual date in the contract.

The Developer

The developer is Everestview Development, a company founded in 2004 that has delivered more than 10 projects. Two of its four West Cairo projects are complete, while Montania Gardens, its third project there, is under construction. The chairman said the company is studying a possible tourism project on the North Coast.

The company has a clear presence in Sheikh Zayed and New Zayed, visible in its run of projects (Montania, Montania Gardens, Montania Park, then Montania Gate) and in its preference for mid-sized developments. We advise visiting its delivered projects before deciding, to check the quality of execution on the ground.

• Covered parking for residents, round-the-clock security and surveillance cameras.
