Rowaa North Coast

Rowaa North Coast is a coastal project under construction by Alchemy Developments, at kilometer 75 on the international coastal road between Marina and New Alamein. The project was announced in May 2026 under the name “Rowaa Resort”, and work began in July 2026. It offers small-area units with a down payment from 5%, installments up to 8 years and the largest water city in the area (as of the last update in October 2026).

About Rowaa North Coast

The idea behind Rowaa is to make water part of daily life inside the village, as stated by Eng. Moamen Hassan, chairman and managing director of Alchemy, when the project was announced. The master plan includes a large water-games area, artificial lakes, an international hotel and a commercial and tourist promenade, with low building density that gives residents more privacy, as described by the developer.

The unit types vary between studios, apartments, penthouses, chalets and villas around the lakes. We therefore advise asking our office for the list of units actually available before booking, and not relying on a unit’s commercial name alone.

Rowaa location and kilometer

The project is at kilometer 75 on the Alexandria-Matrouh international coastal road, stretching from kilometer 75 to 76 opposite the Green and Mina areas. It is about 10 minutes from Marina and New Alamein city, which puts it close to the most popular North Coast villages and to Alamein International Airport. The distance to Alexandria is listed as about 30 minutes, a figure we consider optimistic for kilometer 75, so work out your journey time from Cairo or Alexandria depending on road conditions at the time of travel.

Alchemy has not yet announced the total project area or the number of units, so we do not state a figure for either on this page, and we will update it as soon as an official statement is issued.

Areas and unit types

As of October 2026, units come in small areas that suit summer stays or rental investment:

• Studio: from 30 to 40 square meters.
• One-bedroom apartment: 50 square meters.
• Two-bedroom apartment: from 59 to 65 square meters.
• Three-bedroom apartment: 79 square meters.
• Three-bedroom penthouse: from 120 to 140 square meters.

Rowaa prices and payment plans

Rowaa prices start from EGP 1.4 million for the one-bedroom apartment (50 square meters), and penthouses start from EGP 2.6 million. The launch price stated at the top of the project page is EGP 1.8 million, and the FAQ shows a figure of EGP 1,837,500. The gap between these numbers comes from different unit types and update dates, so we show a range here and not a single number. Prices change from one sales phase to the next, so ask us for the current price list.

Four payment options are announced, linking the size of the down payment to the installment period:

• 5% down payment and installments up to 5 years.
• 10% down payment and installments up to 6 years.
• 15% down payment and installments up to 7 years.
• 20% down payment and installments up to 8 years.

Delivery is in December 2029 on the published timeline, and execution began on 19 July 2026. Since installments run up to 8 years, make sure the payment schedule and the handover date are written into the booking contract.

The developer: Alchemy Developments

The developer is Alchemy Developments, led by Eng. Moamen Hassan, chairman and managing director, and Eng. Karim Hassan, chief executive officer. The company announced it will reveal strategic partnerships for operation, management and services, and the partners’ names have not been announced yet. Because the project is in its first construction phase, it is important to follow progress on site before paying additional installments.

Services and beach

The project includes a private beach with a direct Mediterranean view, artificial lakes and the largest water city in the area, with pools for all ages, and a dolphin show presented as the first of its kind on the North Coast. Services include:

• An equipped gym, a cycling track and walking and jogging paths.
• A children’s play area, gardens and parks.
• Cafes, restaurants and an integrated commercial area.
• Round-the-clock security, surveillance cameras, and maintenance and cleaning services.
• Garages and parking areas.

The page says there are 17 services in total but lists only about 10, so treat the list above as the confirmed minimum and ask about the rest.

Questions to ask before booking a unit at Rowaa

Because Rowaa is a recent launch and some of its basic data has not been announced, we recommend that every buyer ask the sales office for written answers on the following points before paying any amount:

• Is the unit on offer an apartment, a chalet or a villa, and what are its floor and level of lake or sea view?
• What level of fit-out will the unit be delivered with, and what are the maintenance deposit and club fees, if any?
• What is the legal status of the land and the building permits, and have the allocation decisions needed for each phase been issued?
• How is the first installment after the down payment calculated, and are there annual payments higher than the monthly installments?
• What is the penalty for late delivery if the developer misses December 2029?
